Par exemple, dans le cas d&rsquo;un bien d&rsquo;une valeur de 100 000 \u20ac, ce montant sera de 850 \u20ac, et si le bien co\u00fbte 250 000 \u20ac, il sera d&rsquo;environ 1 000 \u20ac.<\/p>\n<h3>Frais du Registro de la Propiedad<\/h3>\n<p>Pour l&rsquo;enregistrement d&rsquo;un contrat de vente au Registre de la Propri\u00e9t\u00e9 Priv\u00e9e (Registro de la Propiedad), vous devez payer une redevance moyenne de 400 \u20ac \u00e0 650 \u20ac, en fonction de la valeur de la propri\u00e9t\u00e9.<\/p>\n<h3>Taxes lors de l&rsquo;achat d&rsquo;une nouvelle maison en Espagne<\/h3>\n<p>Lorsqu&rsquo;il s&rsquo;agit d&rsquo;acheter une nouvelle maison, vous devez payer <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/all-about-vat-in-spain\">la TVA (IVA<\/a> ), qui est \u00e9gale \u00e0 10% de la valeur de la propri\u00e9t\u00e9 dans toutes les communaut\u00e9s autonomes d&rsquo;Espagne. La banque, apr\u00e8s avoir re\u00e7u des informations sur l&rsquo;\u00e9valuation, d\u00e9cide du montant qu&rsquo;elle peut financer. Actuellement, en r\u00e8gle g\u00e9n\u00e9rale, cela ne d\u00e9passe pas 80% de la valeur de l&rsquo;objet. Le co\u00fbt d&rsquo;une expertise immobili\u00e8re en 2022 est en moyenne de 250 \u00e0 600 \u20ac, selon le bien et la soci\u00e9t\u00e9 d&rsquo;expertise choisie.<\/p>\n<blockquote><p>Attention! L&rsquo;avis de l&rsquo;expert est valable 6 mois.<\/p><\/blockquote>\n<h3>Frais d&rsquo;ouverture de pr\u00eat hypoth\u00e9caire<\/h3>\n<p>Ces frais peuvent atteindre 2 % du montant du pr\u00eat hypoth\u00e9caire, mais de nombreuses banques ne facturent pas ces frais.<\/p>\n<h3>Imp\u00f4t sur le transfert de propri\u00e9t\u00e9 et actes juridiques document\u00e9s (Impuesto de Transmisiones Patrimoniales y Actos Jur\u00eddicos Documentados &#8211; ITP-AJD)<\/h3>\n<p>Depuis novembre 2018, une loi est entr\u00e9e en vigueur en Espagne, selon laquelle, lors d&rsquo;une demande de pr\u00eat hypoth\u00e9caire, cette taxe doit \u00eatre pay\u00e9e par les banques, et non par l&rsquo;acheteur du logement.<\/p>\n<h3>Notaire<\/h3>\n<p>Conform\u00e9ment \u00e0 la loi hypoth\u00e9caire susmentionn\u00e9e, la banque paie les honoraires du notaire pour l&rsquo;\u00e9tablissement d&rsquo;un contrat de vente avec hypoth\u00e8que (escritura p\u00fablica del pr\u00e9stamo hipotecario).<\/p>\n<h3>Frais du Registro de la Propiedad<\/h3>\n<p>Conform\u00e9ment \u00e0 la loi hypoth\u00e9caire susmentionn\u00e9e, la banque paie les frais d&rsquo;enregistrement d&rsquo;un contrat hypoth\u00e9caire aupr\u00e8s du Registro de la Propiedad.
