D\u2019apr\u00e8s les derni\u00e8res donn\u00e9es du <\/span><a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\"><span style=\"font-weight: 400;\">portail Idealista<\/span><\/a><span style=\"font-weight: 400;\">, en juin 2025 le prix moyen \u00e0 la vente a atteint 2 438 \u20ac\/m\u00b2 \u2013 un record historique.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Les loyers sont \u00e9galement au plus haut \u2013 14,6 \u20ac\/m\u00b2 apr\u00e8s pr\u00e8s de +10 % sur un an. Dans les grandes villes comme Madrid, Barcelone ou Malaga, les prix sont encore sup\u00e9rieurs et la hausse plus marqu\u00e9e.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">Qu\u2019il s\u2019agisse d\u2019acheter pour revendre dans quelques ann\u00e9es ou pour louer, l\u2019immobilier peut offrir une forte rentabilit\u00e9 mais comporte des risques. Avant d\u2019acheter, tenez compte des points suivants.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Emplacement<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">La localisation est d\u00e9terminante. Dans les zones tr\u00e8s demand\u00e9es, les prix sont \u00e9lev\u00e9s mais la demande est constante et la hausse soutenue \u2013 aussi par manque de foncier.<\/span> <span style=\"font-weight: 400;\">Privil\u00e9giez les quartiers bien desservis, avec services, projets urbains et sans probl\u00e9matiques (occupations ill\u00e9gales, projets nuisibles). Pour la location, d\u00e9finissez le profil cible : familles, \u00e9tudiants, actifs, visiteurs \u2013 chaque profil a des besoins diff\u00e9rents.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">\u00c9tude de march\u00e9<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Avant d\u2019acheter comme <\/span><a href=\"https:\/\/alegria-realestate.com\/fr\/articles\/investment\"><span style=\"font-weight: 400;\">investissement<\/span><\/a><span style=\"font-weight: 400;\">, analysez le march\u00e9 local : niveaux de prix, historique, perspectives. Appuyez-vous sur des sources fiables ou un agent exp\u00e9riment\u00e9 du secteur.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Choisir son cr\u00e9dit immobilier<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Le financement bancaire est courant ; le choix (taux fixe, variable ou mixte) conditionne la rentabilit\u00e9.<\/span> <span style=\"font-weight: 400;\">Un taux fixe apporte de la visibilit\u00e9 \u00e0 long terme ; un taux variable peut \u00eatre pertinent si l\u2019on anticipe une baisse des taux. Prenez en compte frais, produits associ\u00e9s (assurances, etc.) et dur\u00e9e.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Fiscalit\u00e9 \u00e0 v\u00e9rifier<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">L\u2019achat d\u2019un logement en Espagne s\u2019accompagne de plusieurs imp\u00f4ts.<\/span> <span style=\"font-weight: 400;\">Neuf : TVA (IVA) \u2013 21 % pour les locaux commerciaux, 10 % pour le r\u00e9sidentiel neuf, 4 % pour le logement social, plus l\u2019imp\u00f4t sur les actes juridiques (AJD) \u2013 env. 0,5\u20131,5 % selon la r\u00e9gion.<\/span> <span style=\"font-weight: 400;\">Ancien : pas de TVA mais l\u2019ITP (droit de mutation) \u2013 6\u201311 % selon la r\u00e9gion ; AJD possible en plus.<\/span> <span style=\"font-weight: 400;\">\u00c0 ces imp\u00f4ts s\u2019ajoutent les frais notari\u00e9s\/administratifs et les charges r\u00e9currentes : copropri\u00e9t\u00e9, <\/span><a href=\"https:\/\/alegria-realestate.com\/fr\/articles\/what-is-ibi-tax\"><span style=\"font-weight: 400;\">IBI (taxe fonci\u00e8re municipale)<\/span><\/a><span style=\"font-weight: 400;\">, taxe d\u2019ordures.<\/span> <span style=\"font-weight: 400;\">En cas de revente avec plus-value, l\u2019IRPF (imp\u00f4t sur le revenu) s\u2019applique \u00e0 19\u201328 % selon le gain.<\/span> <span style=\"font-weight: 400;\">Il existe en outre la \u00ab plusval\u00eda \u00bb municipale, calcul\u00e9e sur la valeur cadastrale, la dur\u00e9e de d\u00e9tention et un coefficient local.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Type de bien<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Neuf : moins d\u2019entretien au d\u00e9but, meilleure efficacit\u00e9 \u00e9nerg\u00e9tique, garanties \u2013 mais prix au m\u00b2 plus \u00e9lev\u00e9 et d\u00e9lais de livraison.<\/span> <span style=\"font-weight: 400;\">Ancien : souvent plus abordable et situ\u00e9 dans des quartiers \u00e9tablis, parfois pr\u00eat \u00e0 louer\/habiter \u2013 bien v\u00e9rifier l\u2019\u00e9tat technique.<\/span> <span style=\"font-weight: 400;\">\u00c0 r\u00e9nover : fort potentiel de cr\u00e9ation de valeur si la r\u00e9novation est bien men\u00e9e \u2013 tenir compte des co\u00fbts, d\u00e9lais, licences et al\u00e9as.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Strat\u00e9gie d\u2019investissement<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">La location longue dur\u00e9e g\u00e9n\u00e8re des revenus stables et moins d\u2019op\u00e9rations. La <\/span><span style=\"font-weight: 400;\">location touristique<\/span><span style=\"font-weight: 400;\"> offre un meilleur revenu par nuit, mais plus de volatilit\u00e9, de r\u00e8gles et de gestion.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Acheter\u2013r\u00e9nover\u2013revendre peut g\u00e9n\u00e9rer 20\u201350 % de profit\u2026 ou une perte. \u00c9valuez tout avant d\u2019acheter.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Rendement attendu et horizon<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Calculez un rendement brut et net r\u00e9alistes. Brut = loyer annuel\/prix d\u2019achat \u00d7 100. Le plus important est le net : incluez tous les co\u00fbts (cr\u00e9dit, imp\u00f4ts, charges, assurance, maintenance, vacance, etc.).<\/span> <span style=\"font-weight: 400;\">D\u00e9finissez un horizon \u2013 louer 10\u201315+ ans, ou revendre apr\u00e8s r\u00e9novation (3\u20135 ans). Plus l\u2019horizon est court, plus le choix du bien et la ma\u00eetrise des co\u00fbts sont cruciaux. \u00c9vitez un endettement excessif au cas o\u00f9 le march\u00e9 corrigerait.<\/span> <span style=\"font-weight: 400;\">Comme tout investissement, l\u2019immobilier comporte des risques. L\u2019\u00c9tat est intervenu ces derni\u00e8res ann\u00e9es sur le march\u00e9 locatif (expulsions plus difficiles, offre r\u00e9duite).
