Eind december 2025 bedroeg dit 14,7 euro per maand per vierkante meter.<\/p>\n<h2>Tekort aan aanbod en strengere voorwaarden<\/h2>\n<blockquote><p>Volgens vertegenwoordigers van Idealista is \u201ehet grootste probleem waarmee de <a href=\"https:\/\/alegria-realestate.com\/nl\/services\/rent\">huurmarkt<\/a> momenteel te maken heeft, net als bij de prijsstijgingen, het gebrek aan beschikbaar aanbod, wat leidt tot zeer sterke concurrentie. Eigenaren van de weinige beschikbare objecten ontvangen talloze aanvragen voor hun woningen en de keuze uit potenti\u00eble huurders is enorm. En uiteraard geven <a href=\"https:\/\/alegria-realestate.com\/nl\/service\/rent-out-property-in-spain\">eigenaren<\/a> altijd de voorkeur aan degenen die hen meer zekerheid bieden. Dit betekent dat veel gezinnen die deze toch al zeer hoge huren zouden kunnen betalen, eveneens worden uitgesloten van de groep potenti\u00eble huurders.\u201d<\/p><\/blockquote>\n<p>Wat de huurprijzen betreft, is het al duidelijk dat ze dalen in de regio\u2019s waar ze hun maximum hebben bereikt, terwijl ze blijven stijgen op plaatsen waar geen maatregelen zijn genomen. Tegelijkertijd blijft het aanbod afnemen en worden de voorwaarden \u2013 strenger. Daardoor bevindt de markt zich in een situatie van concurrentie tussen huurders: degenen die profiteren van dwingende maatregelen tegen eigenaren, en degenen die door de toepassing van deze maatregelen geen woning kunnen vinden.<\/p>\n<h2>Ontwikkeling van huren in provinciale hoofdsteden<\/h2>\n<p>In alle provinciale hoofdsteden liggen de huren hoger dan een jaar geleden, behalve in San Sebasti\u00e1n, waar ze met 0,5% daalden.<\/p>\n<p>De sterkste stijging was in Ceuta \u2013 met 17,9%, gevolgd door:<\/p>\n<ul>\n<li>Ciudad Real (15%),<\/li>\n<li>Zamora (14,3%),<\/li>\n<li>Lleida (14,2%)<\/li>\n<li>en Santa Cruz de Tenerife (13,6%).<\/li>\n<\/ul>\n<p>Onder de grote markten werd de grootste stijging gezien in:<\/p>\n<ul>\n<li><a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/madrid-neighborhoods-2025-the-most-complete-guide-to-live-visit-buy\">Madrid<\/a> (9,7%),<\/li>\n<li><a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/7-underrated-spanish-cities-for-expats\">Alicante<\/a> (8,3%),<\/li>\n<li>Sevilla (7%),<\/li>\n<li>Valencia (6,4%),<\/li>\n<li>Palma (6,4%),<\/li>\n<li>M\u00e1laga (4,7%),<\/li>\n<li>Bilbao (3,1%)<\/li>\n<li>en Barcelona (1,9%).<\/li>\n<\/ul>\n<p>Barcelona is de duurste hoofdstad om te huren \u2013 23,8 euro\/m2 per maand, v\u00f3\u00f3r:<\/p>\n<ul>\n<li>Madrid (22,7),<\/li>\n<li>Palma (18,3),<\/li>\n<li>San Sebasti\u00e1n (17,9),<\/li>\n<li><a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/lifestyle\/valencia-the-best-city-to-retire-in-spain\">Valencia<\/a> (15,9)<\/li>\n<li>en M\u00e1laga (15,8).<\/li>\n<\/ul>\n<p>De laagste huren zijn te vinden in:<\/p>\n<ul>\n<li>Zamora (7,6),<\/li>\n<li>Ciudad Real,<\/li>\n<li>Badajoz<\/li>\n<li>en Lugo (allemaal \u2013 7,9).<\/li>\n<\/ul>\n<p>25 van de 50 Spaanse hoofdsteden die in de analyse zijn opgenomen, bereikten dit kwartaal recordniveaus; waaronder Valencia, <a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/malaga-carnival-2026\">M\u00e1laga<\/a> en Bilbao.<\/p>\n<h2>Situatie per provincie en autonome regio<\/h2>\n<p>Van de Spaanse provincies daalde de gemiddelde huur vergeleken met 2024 alleen in Girona \u2013 met 1,5%.<\/p>\n<p>De grootste stijgingen werden geregistreerd in:<\/p>\n<ul>\n<li>Lleida (16,4%),<\/li>\n<li>Ciudad Real (14,8%),<\/li>\n<li>Guadalajara (14,8%),<\/li>\n<li>Burgos (12,5%)<\/li>\n<li>en Segovia (12,4%).<\/li>\n<\/ul>\n<p>In Madrid stegen de huren met 10,4%, en in de provincie Barcelona \u2013 met 2,5%.<\/p>\n<p>De ranglijst van provincies met de duurste huren wordt aangevoerd door:<\/p>\n<ul>\n<li>Madrid (20,8),<\/li>\n<li>Barcelona (20,4),<\/li>\n<li>de Balearen (19,1),<\/li>\n<li>M\u00e1laga (16,6)<\/li>\n<li>en Gipuzkoa (16,4).<\/li>\n<\/ul>\n<p>Het goedkoopst huren in Spanje kan in:<\/p>\n<ul>\n<li>Ja\u00e9n (6,3),<\/li>\n<li>Ciudad Real,<\/li>\n<li>Zamora<\/li>\n<li>en Badajoz (allemaal \u2013 7,1).<\/li>\n<\/ul>\n<p>Wat de autonome regio\u2019s betreft: in de afgelopen 12 maanden is de huur in allemaal gestegen, en het sterkst in:<\/p>\n<ul>\n<li>Castilla-La Mancha (11,7%),<\/li>\n<li>La Rioja (10,6%),<\/li>\n<li>Madrid (10,4%),<\/li>\n<li>Andalusi\u00eb (9,9%),<\/li>\n<li>Arag\u00f3n (9,9%),<\/li>\n<li>de Valenciaanse Gemeenschap (9,7%)<\/li>\n<li>en Castilla y Le\u00f3n (9,5%).<\/li>\n<\/ul>\n<p>De kleinste stijging werd genoteerd in Cataloni\u00eb \u2013 3%.<\/p>\n<p>Madrid is de autonome regio met de hoogste huren, die oplopen tot 20,8 euro\/m2 per maand.
