In 2025 bedroeg het totale volume van deze investeringen meer dan 18,4 miljard euro, met een groei boven het Europese gemiddelde (+31% op jaarbasis, het hoogste niveau sinds 2018). In 2026 verwacht CBRE opnieuw een stijging van de investeringen in Spanje met 5-10%, tot 19-21 miljard euro, onder omstandigheden van monetaire stabiliteit en verbeterde financieringsvoorwaarden.<\/p>\n<p>Het rapport \u201cEuropean Investor Intentions Survey 2026\u201d liet de verwachtingen zien van bijna 700 investeerders die in Europa gevestigd zijn en bevestigde een \u201cgroeiende voorkeur\u201d voor het zuiden van het Europese continent. Na Spanje volgen het Verenigd Koninkrijk, Polen en Itali\u00eb in de ranglijst, terwijl Portugal op de zesde plaats stond.<\/p>\n<h2>Madrid en Barcelona behoren tot de meest aantrekkelijke steden<\/h2>\n<p>Bovendien is Spanje voor het tweede jaar op rij opnieuw het enige land in Europa waarvan twee steden tot de vijf aantrekkelijkste voor buitenlandse investeerders behoren. Madrid staat op de tweede plaats dankzij de grote omvang van de markt en de dynamische economische groei, en Barcelona staat op de vijfde plaats.<\/p>\n<h2>Waarom investeerders voor Spanje kiezen<\/h2>\n<p>Het onderzoek liet ook zien dat bijna de helft van de buitenlandse investeerders Spanje koos als hun <a href=\"https:\/\/alegria-realestate.com\/nl\/service\/investing-in-property-in-spain\">belangrijkste investeringsbestemming<\/a> vanwege het rendements-potentieel, gebaseerd op een sterke economie, <a href=\"https:\/\/alegria-realestate.com\/nl\/service\/buying-property-in-spain-as-a-foreigner\">hoge vraag naar woningen<\/a> en een tekort aan aanbod in bepaalde segmenten.<\/p>\n<h2>Welke vastgoedsegmenten prioriteit hebben<\/h2>\n<p>Wat de sectorvoorkeuren betreft:<\/p>\n<ul>\n<li>34% van de respondenten koos voor residentieel vastgoed;<\/li>\n<li>25% voor logistieke objecten;<\/li>\n<li>13% voor kantoren;<\/li>\n<li>12% voor winkelruimtes.<\/li>\n<\/ul>\n<h2>Verwachtingen van investeerders voor 2026<\/h2>\n<p>Tot slot liet het rapport zien dat ongeveer 9 van de 10 investeerders (89%) verwachten dat hun aankoopactiviteit in 2026 zal toenemen of stabiel zal blijven.
