{"id":1258804,"date":"2026-03-16T18:23:49","date_gmt":"2026-03-16T15:23:49","guid":{"rendered":"https:\/\/alegria-realestate.com\/?p=1258804"},"modified":"2026-03-17T13:30:50","modified_gmt":"2026-03-17T10:30:50","slug":"spain-home-prices-up-6-9-h1-2026","status":"publish","type":"post","link":"https:\/\/alegria-realestate.com\/nl\/articles\/property-in-spain\/spain-home-prices-up-6-9-h1-2026","title":{"rendered":"Woningprijzen in Spanje kunnen in de eerste helft van 2026 met 6\u20139% stijgen"},"content":{"rendered":"<p>Volgens een onderzoek van Solvia, een bedrijf dat diensten verleent in de vastgoedsector, kan wonen in Spanje in de eerste helft van 2026 met 6\u20139% in prijs stijgen.<\/p>\n<p>Daarnaast wordt opgemerkt:<\/p>\n<ul>\n<li>een stijging van het aantal koop-verkooptransacties;<\/li>\n<li>stabiele of stijgende huurprijzen;<\/li>\n<li>beperkingen in de nieuwbouw;<\/li>\n<li>in het algemeen \u2013 een onevenwicht tussen vraag en aanbod, dat gedurende het grootste deel van het jaar zal aanhouden.<\/li>\n<\/ul>\n<h2>Koop-verkooptransacties en hoge vraag<\/h2>\n<p>Het volume van <a href=\"https:\/\/alegria-realestate.com\/nl\/service\/buying-property-in-spain-as-a-foreigner\">koop-verkooptransacties van woningen<\/a>, dat volgens het Nationaal Instituut voor de Statistiek (INE) in 2025 met 11,5% groeide tot 714 237, zal worden be\u00efnvloed door \u201cchronische marktfactoren\u201d.<\/p>\n<p>Daartoe behoren:<\/p>\n<ul>\n<li>een tekort aan aanbod;<\/li>\n<li>een onevenwicht tussen aanbod en stabiel hoge vraag;<\/li>\n<li>bouwkosten;<\/li>\n<li>toegang tot <a href=\"https:\/\/alegria-realestate.com\/nl\/service\/mortgage-in-spain\">hypothecaire leningen<\/a>;<\/li>\n<li>economische groei.<\/li>\n<\/ul>\n<p>Zo zal het aantal koop-verkooptransacties op jaarbasis met 3\u20135% toenemen, maar de spanning op de markt zal de mogelijkheid om transacties af te sluiten blijven beperken en de groei van transacties vertragen, zelfs bij een grote belangstelling van kopers. In 2026 wordt een hogere concurrentie verwacht om liquide producten: met een gunstige ligging, in goede staat of met passende prijzen.<\/p>\n<h2>Beperkte nieuwbouw en verhuur<\/h2>\n<p>Tegelijkertijd gaat het bedrijf ervan uit dat <a href=\"https:\/\/alegria-realestate.com\/nl\/service\/property-development-in-spain\">de bouw van nieuwe woningen<\/a> beperkt zal blijven, met een mogelijke stijging van het aantal bouwvergunningen met 10\u201312% tegen het einde van het jaar, maar zonder de vraag te kunnen dekken. En deze tendens zal gedurende het grootste deel van 2026 aanhouden.<\/p>\n<p>Wat <a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/rental-housing-in-spain-up-8-5-percent-in-2025\">huur<\/a> betreft, zullen de prijzen na seizoenscorrectie de neiging hebben te stabiliseren of te stijgen, ondersteund door het tekort aan aanbod. Daarbij zal de prijsdruk sterker zijn in grote steden en kustgebieden.<\/p>\n<h2>Druk op de markt in Madrid en Barcelona<\/h2>\n<p>In feite wordt in het onderzoek een algemene prijsstijging in Madrid en Barcelona vastgesteld, met maxima in de centrale wijken en een stabiele prijsstijging in gebieden die traditioneel beter betaalbaar waren, wat de territoriale druk op de markt vergroot. In beide steden blijven de woningprijzen stijgen in die mate dat in alle wijken een stijging van de prijs per vierkante meter ten opzichte van het vorige kwartaal wordt waargenomen.<\/p>\n<p>Met name de hoogste prijzen worden vastgesteld in de volgende wijken:<\/p>\n<ul>\n<li>Salamanca \u2013 7141 euro\/m2;<\/li>\n<li>Chamber\u00ed \u2013 6676 euro\/m2;<\/li>\n<li>Chamart\u00edn \u2013 6098 euro\/m2;<\/li>\n<li>Sarri\u00e0-Sant Gervasi \u2013 5409 euro\/m2;<\/li>\n<li>Les Corts \u2013 4862 euro\/m2;<\/li>\n<li>L&#8217;Eixample \u2013 4700 euro\/m2.<\/li>\n<\/ul>\n<h2>Woningrenovatie en algemene marktdynamiek<\/h2>\n<p>Tot slot wordt opgemerkt dat woningrenovatie aan belang wint als extra hefboom, aangezien zij sinds 2019 goed is voor ongeveer 55% van de vergunningen, maar het bestaande onevenwicht nog niet compenseert.<\/p>\n<p>De Spaanse vastgoedmarkt is dynamisch, <a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/investment\/investments-in-spanish-real-estate-may-grow-by-5-10-percent-in-2026\">trekt investeringen aan<\/a> en ondersteunt een stabiel aanbod, mede dankzij betrouwbare macro-economische indicatoren. De problemen die 2025 kenmerkten, zullen echter ook in 2026 blijven bestaan, waardoor het nog steeds noodzakelijk zal zijn dat alle marktdeelnemers bijdragen aan het behoud van de dynamiek en het
