De studie bevestigt ook dat de Valenciaanse Gemeenschap behoort tot <a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/rental-housing-in-spain-up-8-5-percent-in-2025\">de meest dynamische huurmarkten van Spanje<\/a>, samen met Andalusi\u00eb, Madrid en Cataloni\u00eb, waar een aanzienlijk deel van de activiteit is geconcentreerd.<\/p>\n<h2>Verdeling van het aanbod en rendement per provincie<\/h2>\n<p>De verdeling van het aanbod binnen de autonome gemeenschap laat een duidelijke territoriale concentratie zien.<\/p>\n<ul>\n<li>De provincie Valencia is goed voor 48% van de huuraanbiedingen.<\/li>\n<li>Daarna volgt Alicante met 44%.<\/li>\n<li>Het aandeel van Castell\u00f3n bedraagt slechts 8%.<\/li>\n<\/ul>\n<p>In deze drie provincies worden relatief hoge <a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/how-to-calculate-the-return-on-investment-in-real-estate-in-spain\">rendementsniveaus<\/a> waargenomen, al zijn er verschillen die vooral worden bepaald door de verhouding tussen de huurprijzen en de woningprijzen.<\/p>\n<p>Het hoogste rendement \u2013 10,3% \u2013 wordt behaald in de provincie Valencia. Daaraan dragen een gemiddelde jaarhuur van 16 793 euro, de hoogste in de autonome gemeenschap, en een relatief gematigde <a href=\"https:\/\/alegria-realestate.com\/nl\/sale\/valencia\">gemiddelde woningprijs<\/a> van 162 925 euro bij.<\/p>\n<p>In Alicante bedraagt de gemiddelde huur 14 513 euro per jaar, terwijl de <a href=\"https:\/\/alegria-realestate.com\/nl\/sale\/alicante\">gemiddelde woningprijs<\/a> oploopt tot 191 119 euro, wat zorgt voor een rendement van ongeveer 7,6%. In Castell\u00f3n is op zijn beurt een rendement van 8,7% vastgesteld, waarbij de huur daar relatief hoog is in verhouding tot de woningprijzen.<\/p>\n<h2>Rendement in de grootste steden<\/h2>\n<ul>\n<li>In de hoofdstad van de provincie Alicante bedraagt het rendement ongeveer 7,6%.<\/li>\n<li>In Elche loopt dit op tot ongeveer 8%.<\/li>\n<li>In de stad Valencia daalt het rendement tot 7% \u2013 vooral door de hogere woningprijzen in de stad.<\/li>\n<li>Daarentegen laat de stad Torrent een rendement van 10,1% zien, wat overeenkomt met het provinciale gemiddelde.<\/li>\n<\/ul>\n<h2>Spreiding van de huurprijzen<\/h2>\n<p>In het onderzoek wordt ook de spreiding van de huurprijzen geanalyseerd door gemiddelde en mediane waarden met elkaar te vergelijken. In de provincie Alicante bedraagt het verschil daartussen 2 513 euro, waardoor het gemiddelde rendement het mediane rendement met 1,3% overtreft. In de provincie Castell\u00f3n bedraagt dit verschil 1 600 euro, terwijl het gemiddelde rendement 1,5% hoger ligt dan het mediane. In de provincie Valencia verschillen deze cijfers met 1 793 euro, en in Torrent wordt een bijzonder grote spreiding waargenomen \u2013 2 887 euro \u2013 wat leidt tot aanzienlijke verschillen in de rendementsinschattingen.<\/p>\n<p>In de stad Valencia ligt het grootste deel van de huurprijzen in de bandbreedte van 10 000 tot 15 000 euro per jaar, hoewel er ook een groep woningen is die tegen hogere prijzen wordt verhuurd. In Alicante vari\u00ebren de huurprijzen tussen 10 000 en 12 500 euro, terwijl ze in Castell\u00f3n in de meeste gevallen niet hoger zijn dan 10 000 euro per jaar. Tegelijkertijd is het aandeel woningen met een hoge huur daar duidelijk lager.<\/p>\n<h2>De tijd die nodig is om een woning te verhuren<\/h2>\n<p>In het onderzoek wordt ook de tijd beoordeeld die nodig is voor <a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/renting-out-property-in-spain-income\">het verhuren van een woning<\/a>, aan de hand van de periode tussen publicatie en verwijdering van advertenties. De resultaten laten zien dat de markt wordt gekenmerkt door relatief korte doorlooptijden, met gemiddelden van:<\/p>\n<ul>\n<li>35 dagen in Valencia;<\/li>\n<li>37 dagen in Castell\u00f3n;<\/li>\n<li>40 dagen in Alicante.<\/li>\n<\/ul>\n<p>De geanalyseerde gegevens tonen aan dat de Valenciaanse Gemeenschap een van de actiefste huurmarkten van Spanje is en vergeleken met andere regio\u2019s <a href=\"https:\/\/alegria-realestate.com\/nl\/service\/investing-in-property-in-spain\">een hoog rendementsniveau<\/a> behoudt.
