Dit geldt vooral voor wie een woning op de bestaande markt koopt, aangezien het algemene tarief van de overdrachtsbelasting (ITP) wordt verlaagd van 10% naar 9%, met uitzondering van bijzondere gevallen \u2013 zoals transacties met een hoge waarde.<\/p>\n<h2>Hoe de aankoopkosten veranderen<\/h2>\n<p>Als een woning op de bestaande markt bijvoorbeeld 180.000 euro kost, zou de koper bij een tarief van 10% 18.000 euro belasting hebben betaald. Bij het nieuwe tarief van 9% daalt de belasting naar 16.200 euro \u2013 dat betekent een besparing van 1.800 euro.<\/p>\n<p>Deze maatregel raakt ook wie een nieuwbouwwoning koopt, hoewel de btw in dit geval niet verandert \u2013 10%. Het algemene tarief van de belasting op gedocumenteerde rechtshandelingen (AJD) wordt verlaagd \u2013 van 1,5% naar 1,4%, wat bij transacties van grote bedragen een besparing kan opleveren. Om van het belastingvoordeel gebruik te kunnen maken, moet de koopovereenkomst niet eerder dan 1 juni worden ondertekend.<\/p>\n<h2>Waar rekening mee te houden v\u00f3\u00f3r de transactie<\/h2>\n<p>Deze maatregel wordt ingevoerd op een moment waarop de aankoop van een appartement of huis een van de grootste zorgen van veel gezinnen is geworden \u2013 vooral voor jongeren en kopers van een eerste woning. Op zichzelf lost deze belastingverlaging het probleem van prijzen, een tekort aan aanbod of moeilijkheden bij toegang tot financiering niet op, maar zij verlaagt wel een deel van de initi\u00eble kosten die de koper moet dragen.<\/p>\n<p>Toch moet elke transactie v\u00f3\u00f3r ondertekening van de koopovereenkomst zorgvuldig worden geanalyseerd. Er bestaan verlaagde tarieven, belastingvoordelen en speciale regels afhankelijk van het type koper, de waarde van de woning of de vraag of het om de hoofdwoning gaat. Daarnaast blijft voor bepaalde dure residenti\u00eble objecten een verhoogd tarief gelden, waardoor niet alle transacties op dezelfde manier worden
