Volgens de informatie in het INE-rapport werden er in 2019 in Spanje 357.720 hypotheken verstrekt, een stijging van 2,7% ten opzichte van 2018. Bovendien is dit het beste jaarresultaat sinds 2011, ondanks de economische vertraging en de inwerkingtreding van de nieuwe hypotheekwet.<\/p>\n<h2> Kenmerken van hypotheken in Spanje in 2019: nieuwe wet<\/h2>\n<p> <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/mortgage-in-spain-new-law\">De invoering van de nieuwe hypotheekwet<\/a> aan het begin van de zomer van 2019 had een negatieve impact op de indicatoren van door banken verstrekte hypothecaire leningen, maar de situatie begon zich geleidelijk te stabiliseren en in december werden 30.285 hypotheken ondertekend (+34% op jaarbasis). Volgens experts zijn de bescheiden indicatoren voor hypothecaire leningen in 2019 niet alleen te wijten aan de invoering van de nieuwe wet en de economische vertraging, maar ook aan het feit dat voorheen te veel hypotheken werden verstrekt door een klein aantal financi\u00eble instellingen. Wat de nieuwe hypotheekwet betreft, bevestigen de gegevens voor de laatste maand van 2019 volgens de Spaanse Bankenvereniging (AEB) dat de daling die werd waargenomen van juni (dat wil zeggen vanaf het moment dat de regelgeving werd aangenomen) tot november te wijten was aan de aanpassingsperiode: deze paar maanden waren nodig voor banken om zich aan te passen aan de nieuwe omstandigheden en eisen. In december 2019 vertegenwoordigden ze 44% van alle verstrekte hypotheken, terwijl in oktober van datzelfde jaar een historisch record van 45% werd bereikt. In 2019 werden volgens gegevens van het INE 147.500 hypotheken met een vaste looptijd afgesloten. Daarentegen daalde het gemiddelde hypotheekbedrag in 2019 met 4,2%, terwijl de gemiddelde hypotheekrente op een historisch minimum van 2,53% per jaar bleef, volgens gegevens van december 2019.<\/p>\n<h2> Kenmerken van hypotheken in Spanje: trends in 2020<\/h2>\n<p> Wat <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/mortgage-in-spain-2020\">de prognoses voor 2020<\/a> betreft, zijn experts van mening dat veel zal afhangen van de hoogte van <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/what-is-euribor\">de Eur\u00edbor-index<\/a> . Zolang de index negatief is, zullen hypotheken met een gedifferentieerd tarief erg populair blijven, vooral als het gaat om leningen met een looptijd van 10 tot 15 jaar. Volgens gegevens voor januari 2020 bedraagt de Eur\u00edbor-rente -0,253%, wat een besparing op de maandelijkse hypotheeklasten betekent voor degenen van wie de hypotheek in januari wordt herberekend. Volgens de huidige prognoses zal de index de komende drie jaar geen significante schommelingen vertonen. Hypotheken met een gedifferentieerd tarief zijn daarom een goede optie voor leningen met een looptijd korter dan 10 jaar. In dat geval is het noodzakelijk om de voorwaarden voor vervroegde aflossing die de bank biedt zorgvuldig te bestuderen.
