{"id":159061,"date":"2020-03-31T16:00:26","date_gmt":"2020-03-31T13:00:26","guid":{"rendered":"https:\/\/alegria-realestate.com\/?p=159061"},"modified":"2025-08-14T20:04:44","modified_gmt":"2025-08-14T17:04:44","slug":"rental-spain-crisis","status":"publish","type":"post","link":"https:\/\/alegria-realestate.com\/nl\/articles\/news\/rental-spain-crisis","title":{"rendered":"Spanje keurt maatregelen goed ter ondersteuning van huurders tijdens coronacrisis"},"content":{"rendered":"<p>Vandaag zal de Spaanse regering een reeks maatregelen goedkeuren om huurders te &quot;redden&quot; die zich door de coronacrisis in een moeilijke financi\u00eble situatie bevinden. Ter herinnering: eerder werd de mogelijkheid besproken om huurders twee maanden lang vrij te stellen van huurbetalingen met daaropvolgende compensatie aan de verhuurder voor het gederfde bedrag, maar uiteindelijk werd een andere oplossing gevonden: huurders toegang geven tot renteloze en <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/life-in-spain\/which-spanish-ban-raise-commissions\">commissievrije<\/a> leningen, zodat ze hun huur kunnen betalen. De lijst met maatregelen omvat ook een verplichte verlenging van zes maanden van huurovereenkomsten die tijdens de quarantaineperiode eindigen, en een verbod op uitzettingen, dat van kracht zal zijn tot eind 2020. Deze laatste maatregel is van toepassing op huurders die geen alternatief hebben voor huurwoningen en zich in een financieel kwetsbare situatie bevinden. Wat het renteloze leningsysteem voor huurders betreft, zal de terugbetalingsperiode van de lening 6 jaar zijn, maar als de lener de schuld in deze periode niet kan terugbetalen, is het mogelijk om de termijn met nog eens 4 jaar te verlengen. In het geval dat de huurder moeite heeft met het terugbetalen van de renteloze lening, krijgt hij of zij financi\u00eble steun van maximaal \u20ac 900 per maand + maximaal \u20ac 200 voor nutsvoorzieningen en <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/coronavirus-spain-taxes-utility-payments\">andere basishuisvestingskosten<\/a> . Degenen die hun baan zijn kwijtgeraakt als gevolg van de coronacrisis, evenals degenen van wie de arbeidsovereenkomsten zijn opgeschort of be\u00ebindigd in het kader van <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/erte-spain\">de ERTE-<\/a> regeling, kunnen profiteren van het renteloze leningsysteem. Daarnaast komen eenmanszaken (aut\u00f3nomos) en kleine en middelgrote bedrijven (pymes) die gedwongen zijn hun bedrijf te sluiten of een aanzienlijk deel van hun winst zijn kwijtgeraakt als gevolg van de coronacrisis, in aanmerking voor dit soort steun. In ieder geval mag het maandinkomen van degenen die dit soort steun aanvragen niet hoger zijn dan \u20ac 1.613 (deze grens wordt verhoogd als ze kinderen ten laste, oudere familieleden of familieleden met een handicap hebben). Als de verhuurder een grote eigenaar is die meer dan 10 woningen bezit, of een bedrijf, zoals een beleggingsfonds, kan de huurder gebruikmaken van het recht om de huurbetalingen gedurende een periode van 4 maanden uit te stellen, met daaropvolgende terugbetaling van de schuld aan de verhuurder binnen 10 jaar. Volgens Fernando Encinar, hoofd van de onderzoeksafdeling van het Idealista-portaal, is deze maatregel de meest competente en evenwichtige. Het zal de wederzijdse verplichtingen van de eigenaar van het onroerend goed en de huurder behouden: de eerste zal inkomsten uit huur blijven ontvangen, en de laatste zal toegang krijgen tot renteloze financiering om de huur te betalen. Daarnaast wordt een ander initiatief besproken: het kwijtschelden van 50% van de schuld van huurders die woningen huren van grote eigenaren en bedrijven en die vanwege hun huidige financi\u00eble situatie geen huur kunnen betalen. De goedkeuring van deze maatregel is echter zeer twijfelachtig. Laten we eraan herinneren dat er eerder <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/coronavirus-and-mortgag-in-spain\">een moratorium op hypotheken<\/a> in Spanje werd
