De stijging van de huizenprijzen in Spanje<\/a> zal de komende vier jaar geen tekenen van vertraging vertonen.<\/p>\n

Volgens de prognoses van Standard & Poor\u2019s Global Ratings zullen de prijzen in 2026 met 9,1% stijgen. In 2027\u20132028 wordt Spanje het Europese land met het hoogste groeicijfer \u2013 respectievelijk 7,4% en 6,2%.<\/p>\n

Portugal wordt leider in 2026<\/h2>\n

In het huidige jaar wordt Portugal de koploper, met een groei van 10%.<\/p>\n

S&P Global Ratings heeft zijn in februari opgestelde prognose voor de prijsontwikkeling in Portugal met 3% naar boven bijgesteld.<\/p>\n

Voor Spanje hebben de economen van het ratingbureau de prognose met 0,2% verlaagd.<\/p>\n

Het bureau benadrukt de invloed van de dynamische arbeidsmarkt op de woningmarkt.<\/p>\n

Sterke banengroei en loonstijgingen hebben de koopkracht vergroot en immigratie gestimuleerd, waardoor de kloof tussen vraag en aanbod is vergroot.<\/p>\n

Tegelijkertijd remmen administratieve obstakels in de bouwsector de ontwikkeling van nieuwe objecten.<\/p>\n

Huizenprijzen stijgen in heel Europa<\/h2>\n

S&P verwacht dat de huizenprijzen in Europa gemiddeld met 4% stijgen in 2026 en met meer dan 3% in 2027, sneller dan de inkomensgroei van huishoudens.<\/p>\n

De stijgende trend houdt aan tot 2029 in alle markten die door het ratingbureau zijn geanalyseerd.<\/p>\n

De belangrijkste conclusie van het rapport is dat deze groei wordt veroorzaakt door een tekort aan nieuwe woningen.<\/p>\n

Deze situatie blijft bestaan door een tekort aan gekwalificeerd personeel, hoge bouwkosten, die na de Russische invasie van Oekra\u00efne in 2022 aanzienlijk blijven, complexe stedenbouwkundige procedures en de sterke groei van toeristische verhuur, waardoor de woningvoorraad<\/a> afneemt.<\/p>\n

Overheidsmaatregelen hebben niet meteen effect<\/h2>\n

Verschillende regeringen hebben hun plannen al aangekondigd: Duitsland \u2013 Bau-Turbo, Frankrijk \u2013 Relance Logement, Spanje \u2013 Plan Estatal de Vivienda van 7 miljard euro, Itali\u00eb \u2013 Piano Casa.<\/p>\n

S&P waarschuwt echter dat het werkelijke effect van deze maatregelen pas over enkele jaren zichtbaar zal worden.<\/p>\n

Tegelijkertijd kunnen sommige maatregelen, zoals het stimuleren van de vraag, de opwaartse druk op de prijzen zelfs versterken.<\/p>\n

Alternatief scenario van S&P<\/h2>\n

Het bureau heeft ook een gunstiger alternatief scenario ontwikkeld, waarin snelle desinflatie en renteverlagingen zouden leiden tot een prijsstijging in Europa van 1,4% tegen 2028.<\/p>\n

In dat geval zouden Duitsland en het Verenigd Koninkrijk het meest profiteren dankzij hun grotere gevoeligheid voor rentetarieven.<\/p>\n

Spanje, Portugal en Ierland \u2013 markten met structurele spanningen \u2013 zouden nauwelijks afwijken van het basisscenario.<\/p>\n

Het bureau verwacht dat de gevolgen van schommelingen in energieprijzen tegen 2029 grotendeels verdwenen zullen zijn.<\/p>\n

Het mildere scenario weerspiegelt daarom vooral een verschuiving in de tijd: de stijging van de huizenprijzen vindt eerder plaats, in 2027\u20132028, in plaats van zich op te bouwen tot 2029.<\/p>","protected":false},"excerpt":{"rendered":"
