Tegelijkertijd zal de residenti\u00eble sector een van de meest interessante gebieden voor investeringen blijven. Het herstel van de crisis zal naar verwachting in het derde of vierde kwartaal van 2020 beginnen. Deze voorspellingen zijn gebaseerd op de meningen die naar voren zijn gekomen tijdens een bijeenkomst van sectorexperts, georganiseerd door Savills Aguirre Newman. De deelnemers aan de bijeenkomst bespraken de impact van de crisis op de economie in het algemeen en op de vastgoedsector in het bijzonder. Alle experts die aan de bijeenkomst deelnamen, kwamen tot de conclusie dat covid-19 zal leiden tot grote veranderingen in bepaalde segmenten van de vastgoedmarkt, met name in de residenti\u00eble en logistieke sector. Deze twee segmenten zullen sterker uit de crisis komen, terwijl de commerci\u00eble en hotelsegmenten er het meest onder zullen lijden. Wat het kantoorsegment betreft, merken experts op dat de terugkeer naar de werkplek zal worden gekenmerkt door een aanzienlijke toename van technologie op het gebied van werk, terwijl werken op afstand geleidelijk steeds belangrijker zal worden. Daarom moet de nadruk vooral liggen op het versterken van het technologische potentieel van kantoorruimtes en de invoering van flexibelere werktijden. De deelnemers aan de bijeenkomst in senior managementposities merken op dat na de crisis veel principes op het gebied van samenwerking tussen bedrijven en werknemers zullen worden herzien en dat grote bedrijven veel meer aandacht zullen besteden aan kwesties rond sociale bescherming van hun werknemers. Bovendien zal de verticale integratie in de vastgoedsector toenemen om producten sneller aan te bieden. Wat investeringen betreft, zullen in de komende post-crisiscyclus de meest interessante gebieden voor kapitaalinvesteringen, naast de bovengenoemde segmenten huisvesting en logistiek, de segmenten van de technologie-industrie, gezondheidszorg, farmacologie en enkele grote consumentenmerken zijn. Deskundigen merken ook op dat de coronapandemie asymmetrische effecten zal hebben in het zuiden en noorden van Europa. De maatregelen van de overheid tijdens de gezondheidscrisis en de demografische kenmerken zullen een fundamentele rol spelen.
