Het rapport Situaci\u00f3n inmobiliaria, dat afgelopen donderdag door BBVA Research werd gepresenteerd, stelt vast dat, hoewel de Covid-19-crisis de activiteit van de vastgoedsector in Spanje<\/a> heeft vertraagd, de huidige situatie veel beter is dan die van 2008, toen Spanje een crisis doormaakte die verband hield met het uiteenspatten van de economische zeepbel. De gegevens die vandaag beschikbaar zijn, wijzen erop dat de gevolgen van de huidige crisis veel sneller en gemakkelijker zullen worden overwonnen dan in het geval van de crisis van twaalf jaar geleden. BBVA Research benadrukt verschillende belangrijke redenen:<\/p>\n

  1. De kosten van onroerend goed in Spanje liggen vandaag de dag 20% lager dan in 2008, toen de economische zeepbel barstte. Toen kostte een vierkante meter onroerend goed in Spanje gemiddeld meer dan \u20ac 2.100, en nu ongeveer \u20ac 1.650.<\/li>\n
  2. De financi\u00eble inspanning die gezinnen moeten leveren om een huis in Spanje te kopen (d.w.z. het bedrag dat een gemiddeld gezin moet sparen om hun eerste huis te kopen) is vandaag de dag aanzienlijk lager dan in 2008. Destijds was het gemiddelde in Spanje bijna negen keer hun jaarsalaris, terwijl dat nu zeven keer zo hoog is (volgens de meest recente gegevens van de Spaanse centrale bank). Wat hypotheken<\/a> betreft, bedroeg de gemiddelde maandelijkse betaling in 2008 52% van het totale gezinsinkomen, terwijl dat nu 32% is (gegevens over de laatste maand van 2019).<\/li>\n
  3. De economische situatie in Spanje is momenteel veel gezonder dan tijdens de vorige grote crisis. Zo is de huishoudschuld gedaald van 171% in 2006 tot 131% in 2019 (de meest recente beschikbare gegevens). Bovendien blijven de rentetarieven op leningen vrij laag en heeft de markt niet te kampen met het probleem van een overaanbod aan nieuwbouwwoningen<\/a> zoals in 2008.<\/li>\n<\/ol>\n
