Het Duitse makelaarskantoor voerde een marktonderzoek uit in 30 steden in Spanje, waaruit bleek dat de gezondheidscrisis als gevolg van het coronavirus niet zal leiden tot een significante prijsdaling, ook niet in toeristische gebieden (de Balearen, <a href=\"https:\/\/alegria-realestate.com\/ru\/\">de Costa Blanca<\/a> , Costa del Sol, enz.). &quot; <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/investors-are-going-to-invest-in-spanish-real-estate-about-40-billion\" target=\"_blank\" rel=\"noopener noreferrer\">Investeerders blijven interesse tonen<\/a> in de populairste toeristische gebieden, en deze sterke vraag, geconcentreerd in kleinere markten, houdt de prijzen in deze gebieden praktisch op hetzelfde niveau&quot;, merkt Juan-Galo Maci\u00e0 op, algemeen directeur van Engel &amp; V\u00f6lkers in Spanje, Portugal en Andorra. Masia benadrukt echter dat de micro- en macro-economische omgeving (economische recessie, stijgende werkloosheid, gebrek aan fondsen, enz.) zou kunnen leiden tot een daling van de vastgoedprijzen in grote Spaanse steden zoals Madrid, Barcelona en <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/valencia\">Valencia<\/a> met maximaal 10%. Hoeveel de prijzen zullen dalen, hangt af van vele factoren die nog onbekend zijn (de impact van de pandemie op het bbp, de werkgelegenheid, enz.). Alle autonome regio&#39;s in Spanje, zonder uitzondering, hebben geleden onder de pandemie en de quarantaine. De scherpe daling van de binnenlandse vraag werd verergerd door de algemene recessie op de internationale markten. Het grootste probleem voor <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/the-real-estate-market-will-recover-from-the-crisis-covid-19\">de Spaanse vastgoedmarkt<\/a> was dat buitenlandse kopers, die een aanzienlijk percentage vormen, Spanje niet konden bezoeken. Deze omstandigheid werd echter grotendeels verzacht door nieuwe technologie\u00ebn. Momenteel hebben Madrid, Barcelona en Valencia al een daling van de vastgoedprijzen gezien, in sommige gevallen met wel 10%. In de hoofdstad varieert de prijs per vierkante meter woning nu van \u20ac 2.400 tot \u20ac 10.000, afhankelijk van de regio, terwijl v\u00f3\u00f3r de pandemie de bovengrens van de prijzen in prestigieuze wijken een orde van grootte hoger lag. In het noorden en noordwesten van Madrid is de daling minder merkbaar: momenteel is de hoogste prijs per vierkante meter in deze gebieden respectievelijk \u20ac 5.300 en \u20ac 4.250. Tegelijkertijd is in de hoofdstad tijdens de lockdown de vraag naar lichtere en ruimere woningen met terrassen of grond met 50% gestegen, vooral bij gezinnen met meer dan drie gezinsleden. In Valencia werd het tegenovergestelde waargenomen: de prijzen in het stadscentrum bleven vrijwel gelijk (van \u20ac 1.620 naar \u20ac 3.758), terwijl er dalingen werden geregistreerd in kustgebieden (de gemiddelde prijs per vierkante meter is nu \u20ac 2.500). In Barcelona daalden de prijzen met 5% in de wijken Gr\u00e0cia, Nou Barris en Sant Andreu en met 8% in Eixample. Aan de rand van de stad, bijvoorbeeld in Vall\u00e8s Oriental, daalden de prijzen met minder dan 3%. In Valencia daarentegen nam de vraag naar kortetermijnverhuur (van juni tot september) van huizen met zwembad in de buitenwijken en aan de kust toe. Hoewel velen een prijsdaling van minstens 20% hadden verwacht, voorspelt Engel &amp; V\u00f6lkers dat de maximale prijsdaling tegen eind 2020 niet meer dan 5% zal bedragen. Het type woning dat kopers prefereren, is ook niet significant veranderd. Mensen blijven zoeken naar woningen met zeezicht en terrassen. Het grootste deel van de vraag aan de Costa Blanca betreft wederverkoopwoningen en voltooide of bijna voltooide nieuwbouw, terwijl primaire woningen in de beginfase van de bouw niet veel interesse trekken van kopers. Vastgoed aan de Costa Blanca blijft erg in trek bij buitenlandse kopers. In <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/alicante\">Alicante<\/a> en <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/denia\">Denia<\/a> bijvoorbeeld, zijn ze goed voor 60% van het totale aantal transacties. In <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/altea\">Altea<\/a> en <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/calpe\">Calpe<\/a> is de vraag naar vastgoed van buitenlanders
