Sinds de noodtoestand in Spanje werd uitgeroepen, hebben <strong>Merlin<\/strong> en <strong>Colonial<\/strong> , de twee grootste beleggingsfondsen in de Ibex 35, ongeveer een vijfde van hun beurswaarde verloren, terwijl projectontwikkelaars Aedas en Neinor Homes in dezelfde periode met 25% zijn gestegen. Dit staat in contrast met wat analisten hadden verwacht, die op de twee giganten van de nationale vastgoedmarkt hadden gewed vanwege hun fundamentals, de kwaliteit van hun woningvoorraad en het potentieel om winst te genereren. <strong>Covid-19<\/strong> heeft dat echter allemaal veranderd. De aandelen <strong>van Merlin Properties<\/strong> begonnen bijvoorbeeld vanaf half februari scherp in prijs te dalen, <strong>van \u20ac 13 naar \u20ac 7<\/strong> per aandeel in minder dan een maand. Ze wisten zich in juni enigszins te herstellen, <strong>tot \u20ac 8,8<\/strong> , maar daarna zette de daling zich voort. Nederlands Als gevolg hiervan was de waarde van de aandelen van het beleggingsfonds op 27 juli gedaald tot een historisch minimum sinds de toetreding tot de Ibex 35 (december 2015) \u2013 tot <strong>\u20ac 6,52<\/strong> . Het bedrijf sloot juli af op <strong>\u20ac 6,99<\/strong> . In het geval van <strong>Colonial<\/strong> is de situatie vergelijkbaar, aangezien beide fondsen een vergelijkbare strategie volgden. Ook hier werd een daling van de waarde van de aandelen geregistreerd van meer dan <strong>\u20ac 13 naar \u20ac 7<\/strong> in \u00e9\u00e9n maand. Vervolgens was er een lichte stijging, waarna er weer een daling was. Tot op heden is de waarde van de aandelen van dit fonds echter niet gedaald tot het minimum dat op 19 maart werd bereikt \u2013 <strong>\u20ac 6,35<\/strong> (het laagste cijfer sinds de toetreding van het fonds tot de Ibex 35 drie jaar geleden). <strong>Colonial<\/strong> sloot juli op <strong>\u20ac 7,22<\/strong> per aandeel. Volgens marktgegevens verloor <strong>Merlin<\/strong> <strong>28,6%<\/strong> van zijn beurswaarde tussen 13 maart en 31 juli, terwijl <strong>Colonial 18% verloor<\/strong> . Sinds begin maart bedraagt de daling echter <strong>40%<\/strong> . Onder de projectontwikkelaars is <strong>Neinor Homes<\/strong> in dezelfde periode met <strong>33%<\/strong> van zijn beurswaarde gestegen (het sloot juli af op <strong>\u20ac 10,16<\/strong> per aandeel). <strong>Aedas Homes<\/strong> heeft zijn beurswaarde met bijna <strong>27%<\/strong> zien stijgen (\u20ac 18 per aandeel). De beurswaarde van Metrovacesa is gedurende de gehele periode vrijwel ongewijzigd gebleven. De aandelen worden momenteel verhandeld voor ongeveer <strong>\u20ac 5,90<\/strong> (een daling van 3% ten opzichte van v\u00f3\u00f3r de noodtoestand). Thuiswerken en de groei van e-commerce zullen de belangrijkste factoren zijn in de toekomstige evolutie van de sector. Op korte termijn zullen we een consolidatie en regeneratie van de inkomsten van de verschillende bedrijven zien, waarvan de hoogte zal afhangen van de kwaliteit en duurzaamheid van hun activa, evenals de solvabiliteit van hun huurders en de effici\u00ebntie van het management.&quot; Hierbij moet de voorspelde daling van de activawaarden voor de komende maanden worden opgeteld, die ongeveer <strong>2%<\/strong> zou kunnen bedragen in het geval van kantoren en logistiek en tussen <strong>4%<\/strong> en <strong>5,5%<\/strong> in het geval van het retailsegment. Zoals het adviesbureau <strong>CBRE<\/strong> echter meldt, hangt veel af van de locatie. <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/new-buildings\">De nieuwbouwmarkt<\/a> zal naar verwachting de prijzen en de vraag stabiliseren. Volgens de experts <strong>van Solvia<\/strong> &quot;komt dit doordat het product voortdurend verbetert en nu het beste aansluit bij de behoeften van de meest gevraagde panden.&quot; Daarentegen wordt verwacht dat de bestaande woningmarkt dubbele prijsdalingen zal zien. <strong>Foro Consultores<\/strong> voorspelt ook dat de impact van het coronavirus op de nieuwbouwmarkt beperkt zal zijn, aangezien 90 <strong>%<\/strong> van de woningen die dit jaar worden opgeleverd, evenals een deel van de woningen die in 2021 worden opgeleverd, al is verkocht.
