Experts van de Zwitserse holding UBS zijn van mening dat het noodzakelijk is om voorbereid te zijn op een &quot;onhoudbaar&quot; scenario, aangezien de gemiddelde huizenprijzen in 25 grote steden wereldwijd de afgelopen vier kwartalen aanzienlijk zijn gestegen, ondanks de pandemie en het feit dat de economie een van haar zwaarste momenten doormaakt. Volgens de studie &#39;Global Real Estate Bubble Index 2020&#39; omvat de lijst van steden waar het risico op een zeepbel op de vastgoedmarkt het hoogst is:<\/p>\n<ul>\n<li> M\u00fcnchen,<\/li>\n<li> Frankfurt,<\/li>\n<li> Toronto,<\/li>\n<li> Hongkong,<\/li>\n<li> Parijs,<\/li>\n<li> Amsterdam,<\/li>\n<li> Z\u00fcrich.<\/li>\n<\/ul>\n<p> De tweede categorie omvat steden met opgeblazen huizenprijzen:<\/p>\n<ul>\n<li> Vancouver,<\/li>\n<li> Londen,<\/li>\n<li> Tokio,<\/li>\n<li> Los Angeles,<\/li>\n<li> Stockholm,<\/li>\n<li> Gen\u00e8ve,<\/li>\n<li> San Francisco,<\/li>\n<li> Tel Aviv,<\/li>\n<li> Sydney,<\/li>\n<li> Moskou,<\/li>\n<li> New York.<\/li>\n<\/ul>\n<p> Het volgende niveau betreft steden waar de woonlasten op een normaal (matig) niveau liggen. Dit omvat de Spaanse hoofdstad Madrid; er staan geen andere Spaanse steden op de lijst die voor deze studie is samengesteld. Ook op dit niveau bevinden zich:<\/p>\n<ul>\n<li> Boston,<\/li>\n<li> Singapore,<\/li>\n<li> Warschau,<\/li>\n<li> Milaan,<\/li>\n<li> Dubai.<\/li>\n<\/ul>\n<p> Chicago staat onderaan de lijst, waar volgens de auteurs van het onderzoek de huizenprijzen ondergewaardeerd zijn. Volgens het rapport is de groei van de vastgoedprijzen (gecorrigeerd voor inflatie) in bijna alle geanalyseerde grootstedelijke gebieden de afgelopen vier kwartalen versneld. In steden als M\u00fcnchen, Frankfurt, Sydney, Moskou, Parijs, Toronto, Stockholm en Warschau zijn de huizenprijzen met meer dan 5% gestegen. Slechts in vier van de 25 geanalyseerde steden zijn de prijzen gedaald: Hongkong, Dubai, San Francisco en Madrid.<\/p>\n<h2> Waarom blijven de huizenprijzen in veel steden stijgen?<\/h2>\n<p> Volgens experts van UBS zijn de krachtige steunprogramma&#39;s die door staten zijn gelanceerd de belangrijkste reden dat <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/in-tourist-cities-of-spain-property-prices\">de vastgoedprijzen<\/a> in de meeste grote steden de gezondheidscrisis hebben overleefd. We hebben het over een moratorium op <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/mortgages-in-spain-for-non-residents\">hypotheken<\/a> , een tijdelijk verbod op huisuitzettingen, belastingverlagingen, enzovoort. Daarnaast speelden de financieringsvoorwaarden een belangrijke rol, die zeer gunstig blijven voor zowel particulieren als bedrijven: de grootste banken ter wereld handhaven <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/mortgage-rate-in-spain\">de hypotheekrentes<\/a> nog steeds op een minimumniveau. De vastgoedmarkt in grote steden heeft de gezondheids- en economische crisis goed doorstaan. De prijzen blijven stijgen en het risico op een zeepbel op de vastgoedmarkt in veel grote steden wereldwijd blijft hoog.
