Bovendien is dit de periode waarin de coronacrisis naar verwachting zal verbeteren. Sectorexperts kijken ook reikhalzend uit naar gegevens over de ontwikkeling van de vastgoedprijzen voor het derde kwartaal van dit jaar. Raisa Venermo, medeoprichter van Ava Landing, merkt op dat buitenlandse <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/investors-are-going-to-invest-in-spanish-real-estate-about-40-billion\">investeerders<\/a> wachten op de heropening van markten die vanwege de pandemie gesloten zijn om investeringsbeslissingen te nemen. Dit komt doordat particuliere kopers, ondanks de beschikbaarheid van nieuwe technologie\u00ebn die hen in staat stellen om <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/property-in-spain\/buying-property-online-in-spain\">online vastgoed te kopen<\/a> , er nog steeds de voorkeur aan geven om het pand eerst in het echt te zien voordat ze besluiten tot aankoop over te gaan. In andere segmenten die op de een of andere manier door de pandemie zijn getroffen, zoals kantoorruimte, <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/mazabi-invests-200-million-in-the-hospitality-sector\">de hotelsector<\/a> en commerci\u00eble ruimtes, wachten investeerders op economische zekerheid om voorspellingen te kunnen doen over de toekomst van deze segmenten. Experts van Ava Landing benadrukken dat de ontwikkeling van de vastgoedprijzen een fundamentele factor zal zijn voor het herstel van investeringen. Ze merken op dat hoewel de prijzen in het tweede kwartaal van het jaar op peil bleven, ze nu dalen. Andere experts zijn het met hen eens: adjunct-CEO van Banco Santander Javier Garc\u00eda-Garr\u00e1nza, CEO van Orion Capital Managers Aref Lahkham, CEO van CBRE Spanje Enrique Mart\u00ednez Laguna. Deze en andere experts kwamen vorige week bijeen in het kader van de Barcelona New Economy Week (BNEW), georganiseerd door het Consorcio de la Zona Franca de Barcelona. CEO van CBRE Spanje Enrique Mart\u00ednez Laguna legde uit dat de pandemie een ongelijke impact heeft gehad op de vastgoedsector. Bovendien, merkte de expert op, is het noodzakelijk om te wachten tot banken activa te koop aanbieden die door de crisis zijn beschadigd, om ze snel van hun balansen te &quot;dumpen&quot;. Dit is een zeer goede investeringskans en veel <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/investing-in-property-in-spain\">beleggers<\/a> zullen hiervan profiteren. Aref Lakham legde ook uit dat veel institutionele beleggers, zoals pensioenfondsen, op zoek zijn naar betrouwbare activa met een goede winstgevendheid op de lange termijn. De expert merkte op dat de daling van het bbp en de stijging van de werkloosheid als gevolg van de crisis factoren zijn waardoor het herstel van de sector 3-4 jaar kan aanslepen. Hij speculeerde echter niet over hoeveel de prijzen zouden kunnen dalen en benadrukte dat beleggers in ieder geval op zoek zullen gaan naar activa van het hoogste niveau. Javier Garcia-Carranza verzekerde op zijn beurt dat niemand nog kan zeggen hoe lang de pandemie zal duren en hoe deze de prijzen precies zal be\u00efnvloeden. Hij benadrukte echter dat de huidige crisis niets gemeen heeft met de vorige. Alle experts zijn het erover eens dat de vastgoedsector zich moet aanpassen aan <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/40-of-spaniards-are-ready-to-change-housing-because-of-covid-19\">de nieuwe behoeften van consumenten<\/a> die door de pandemie worden opgelegd, zoals de noodzaak om traditioneel werk en werken op afstand te combineren, de wens om woningen te verplaatsen naar ruimere woningen, vaak buiten de stad,
