Spanje, met zijn twee hoofdsteden Madrid en Barcelona voorop, is momenteel een van de meest aantrekkelijke investeringsbestemmingen voor zowel Europese als internationale investeerders, ondanks de coronacrisis. Alejandro Campoy, CEO van Savills Aguirre Newman, en Vanessa Helado, CEO van Hines Espa\u00f1a, waren het erover eens dat covid-19 en de gevolgen ervan trends hebben versneld die in veel segmenten van de sector opkwamen. Dit geldt met name voor de logistieke, kantoor- en residenti\u00eble segmenten. Volgens experts zal Spanje, hoewel het mogelijk harder zal moeten werken dan andere landen om de gezondheidscrisis te boven te komen, zeer aantrekkelijk blijven voor internationale investeerders. &quot;De huidige situatie op de Spaanse vastgoedmarkt is totaal anders dan tijdens de crisis van 2008. De bankensector is veel beter gekapitaliseerd, centrale banken verstrekken aanzienlijke bedragen en er is een toenemende interesse van investeerders met een groot kapitaal die grote interesse tonen in het uitvoeren van transacties. Tegelijkertijd verschijnen er nieuwe spelers op de financi\u00eble markt, zoals verzekeringsmaatschappijen of fondsen die schulden opkopen&quot;, merken de experts op. Bovendien, zo merken de experts op, is er een duidelijke trend naar het gebruik van nieuwe financieringsvormen, zoals &#39;forward funding&#39;, met name bij bouwprojecten. Een groeiende trend is een toenemende vraag naar panden die meer ruimte per werknemer bieden om de veiligheid in de nieuwe omstandigheden te garanderen. Waar voorheen 8-12 m\u00b2 per persoon nodig was, is dat nu ongeveer 20 m\u00b2. Het is echter te vroeg om exacte cijfers te geven. Een van de belangrijkste segmenten voor herstel is logistiek. De afgelopen drie jaar is dit segment in Spanje met een recordhoogte gegroeid, maar tot nu toe is het aanbod in dit gebied onvoldoende om aan de verwachte vraag te voldoen. Daarnaast constateren experts veranderingen in de residenti\u00eble sector. Met name de vraag naar huurwoningen is toegenomen.
