Het plan omvat ongeveer 2.500 woningen, een groot stadspark en een zone voor bedrijven en voorzieningen.<\/p>\n<p>Het stadsbestuur gaf op 20 oktober groen licht voor de start van de procedure. De volgende stap is een strategische beoordeling van de milieu- en ruimtelijke gevolgen door de regionale overheid van de Valenciaanse Gemeenschap. Voordat de bouw kan beginnen, moeten nog andere planprocedures worden doorlopen.<\/p>\n<h2>Een park, woningen en ruimte voor bedrijven<\/h2>\n<p>Het totale plangebied beslaat ongeveer 879.000 m\u00b2. Het ligt bij de Avenida de D\u00e9nia, dicht bij de gemeentegrenzen met Sant Joan d\u2019Alacant en Mutxamel. Het voorstel omvat drie hoofdgebieden:<\/p>\n<ul>\n<li><strong>Park Lomas del Pino<\/strong>, met een oppervlakte van 340.000 m\u00b2, wordt ecologisch hersteld en opgenomen in de groene infrastructuur van de stad;<\/li>\n<li><strong>een commerci\u00eble zone van 82.000 m\u00b2<\/strong> langs de CV-818, bij Hogar Provincial, voor bedrijven en voorzieningen;<\/li>\n<li><strong>een woongebied van 457.000 m\u00b2<\/strong> bij de Avenida de D\u00e9nia, waar ongeveer 2.500 appartementen in woonblokken zijn gepland.<\/li>\n<\/ul>\n<p>De gemeente beschrijft de toekomstige wijk als een ecowijk met een gemiddelde bebouwingsdichtheid. Het plan voorziet ook in verkeersluwe straten, wandel- en fietsroutes en aansluitingen op het openbaar vervoer.<\/p>\n<h2>Ook andere woongebieden zijn in de omgeving gepland<\/h2>\n<p>Pino y Ruaya grenst aan andere gebieden die zijn opgenomen in het structuurplan van Alicante. In Vista Alegre zijn ongeveer 2.000 woningen gepland en in Alameda 1.300. Verder naar het zuiden ligt het gebied Vistahermosa-Juncaret, ook bekend als PAU 3, waar nog eens ongeveer 3.500 woningen zijn voorzien. Dit zijn afzonderlijke projecten met elk een eigen planprocedure.<\/p>\n<h2>Er zijn nog verdere goedkeuringen nodig<\/h2>\n<p>De planologische geschiedenis van Pino y Ruaya gaat terug tot een rechterlijke uitspraak uit 1992, waarin een deel van het gebied werd aangewezen als grond voor toekomstige ontwikkeling. Sindsdien heeft het project langdurige juridische en administratieve procedures doorlopen.<\/p>\n<p>Het huidige besluit start een nieuwe planningsfase, maar betekent niet dat de bouw meteen kan beginnen. Eerst moet het project een beoordeling van de milieu- en ruimtelijke gevolgen doorlopen, gevolgd door verdere planologische goedkeuringen.<\/p>\n<p><a
