Volgens de experts van het bedrijf heeft de Spaanse vastgoedmarkt zich bewezen als een van de sterkste sectoren van de economie van het land. Volgens de prognoses van Gesvalt zou de groei van de investeringen in Spaans vastgoed in 2021 met 15-25% kunnen stijgen, en een van de belangrijkste segmenten zal &quot; <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/aedas-builds-annually-about-1000-residential-properties-for-rent-in-spain\" target=\"_blank\" rel=\"noopener\">bouwen om te verhuren<\/a> &quot; zijn. Het rapport voorspelt ook een daling van de vastgoedprijzen binnen het kader van de indicatoren die in de laatste maanden van 2020 zijn geregistreerd. Dit feit zal bijdragen aan de groeiende populariteit van het &quot;build to rent&quot;-model. Aan de andere kant zal de <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/new-buildings\">nieuwbouwsector<\/a> de crisis beter doorstaan dan de secundaire woningbouwsector: de prijzen voor nieuwbouwwoningen zullen minder dalen. Bovendien is volgens prognoses van experts een afname van het aanbod van nieuwbouwwoningen in de komende jaren mogelijk. Een van de belangrijkste factoren die ertoe bijdragen dat de nieuwbouwsector de gevolgen van de crisis beter doorstaat dan de secundaire woningbouwsector, is dat deze zich sneller aanpast aan nieuwe omstandigheden en markteisen, evenals aan de veranderende <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/home-buyers-in-spain-have-new-priorities\">voorkeuren van kopers<\/a> na zelfisolatie. Met name na de quarantaine gingen kopers op zoek naar ruimere woningen met terrassen, een tuin, enz. Volgens de prognoses van Gesvalt zal 2021 een sleuteljaar zijn voor het bepalen van de toekomstige rol van thuiswerken op de arbeidsmarkt. Gesvalt merkt in zijn rapport ook op dat het retailsegment, ondanks de enorme schade die de crisis daaraan heeft toegebracht, samen met de woningmarkt de enige sector van de vastgoedmarkt is geworden waarin de investeringen in 2020 zijn gestegen ten opzichte van 2019. Er is echter een sterke polarisatie in deze sector: twee derde van de totale investeringen was in Madrid en bijna de rest in Barcelona. In deze steden bleven de huurprijzen voor kantoren stabiel en in Barcelona stegen ze zelfs. Over het algemeen is Spanje volgens Gesvalt al klaar voor de overgang naar werken op afstand. Het valt nog te bezien hoe twee belangrijke trends zich zullen ontwikkelen: enerzijds de behoefte aan meer ruimte per werknemer vanwege de gezondheidssituatie, en anderzijds de nieuwe kansen die zich voor bedrijven openen op het gebied van het verkleinen van fysieke ruimte. Logistiek is op zijn beurt de sector die tijdens de pandemie de meeste investeringsmogelijkheden heeft geboden. Volgens Gesvalt nam de vraag naar logistieke platforms in 2020 toe door de groei van e-commerce. Zo steeg de vraag naar deze activa in Madrid en Barcelona met respectievelijk 50% en 70%. Tegelijkertijd bleven de huurprijzen in dit segment stabiel.
