Hoewel de twee Spaanse hoofdsteden nog steeds de belangrijkste trekpleisters voor investeerders zijn, wordt Valencia geleidelijk een koploper in het &#39;build to rent&#39;-segment (BTR). Deze conclusies werden getrokken door experts van adviesbureau CBRE op basis van de resultaten van het onderzoek. Ongeveer 57% van de respondenten noemde Valencia in 2021 de derde populairste bestemming voor BTR-investeringen. De groeiende interesse van investeerders in Valencia is voornamelijk te danken aan de toegenomen vraag in het segment van meergezinswoningen en studentenwoningen. In 2020 bedroegen de investeringen in dit gebied in Spanje meer dan 2,6 miljoen euro, bijna een derde van het totale ge\u00efnvesteerde kapitaal in Spaans vastgoed. Volgens het onderzoek is de belangrijkste activiteit in het &#39;meergezinswoningen&#39;-segment (meergezinswoningen) geconcentreerd in Madrid (67%) en Barcelona (17%). Valencia nam in 2020 echter de vierde plaats in qua investeringen in dit segment, na Baskenland. Jos\u00e9 \u00c1ngel Sospedra, directeur van CBRE Levante, merkt op dat de aantrekkelijkheid van Valencia voor investeringen in de multifamily- en BTR-sectoren zal blijven toenemen. Bovendien zullen huurwoningen volgens de prognoses van de expert in 2021 een van de belangrijkste spelers op de markt blijven vanwege de toegenomen vraag. Samuel Poblaci\u00f3n, nationaal directeur Huisvesting en Landbeheer bij CBRE Espa\u00f1a, stelt op zijn beurt dat huurwoningen in de huidige situatie een van de meest levensvatbare marktsegmenten zijn. Bovendien is het een van de meest gewilde investeringsgebieden. Op nationaal niveau worden investeringen in multifamily-woningen voornamelijk vertegenwoordigd door twee sectoren: de particuliere huursector (PRS) en <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/growth-of-investment-in-housing-in-spain-in-2021-by-15\">de Build To Rent<\/a> (BTR). Deze bedragen meer dan 1,7 miljard euro, waarvan 1,4 miljard (twee keer zoveel als in 2019) in BTR werd ge\u00efnvesteerd vanwege het gebrek aan aanbod. Wat Valencia betreft, vertegenwoordigen de cijfers voor de activiteiten in de BTR- en PRS-segmenten in beide gevallen 4% van de totale investering. Sospendra voegt eraan toe dat dit segment zich op nationaal niveau nog in een vroeg stadium bevindt vergeleken met andere Europese landen.
