{"id":441535,"date":"2021-07-29T16:17:46","date_gmt":"2021-07-29T13:17:46","guid":{"rendered":"https:\/\/alegria-realestate.com\/?p=441535"},"modified":"2025-08-14T21:29:20","modified_gmt":"2025-08-14T18:29:20","slug":"register-of-private-property-in-spain","status":"publish","type":"post","link":"https:\/\/alegria-realestate.com\/nl\/articles\/news\/register-of-private-property-in-spain","title":{"rendered":"Moet ik het Kadaster op de hoogte stellen van de aflossing van een hypotheek in Spanje?"},"content":{"rendered":"<p>Volgens het Nationaal Instituut voor de Statistiek (INE) werden er in 2020 528.020 <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/mortgage-in-spain\">hypotheekovereenkomsten<\/a> voor de aankoop van een woning in Spanje afgesloten, een stijging van 8,5% ten opzichte van het voorgaande jaar. Lage rentetarieven en lange looptijden \u2013 van 15 tot 40 jaar \u2013 dragen ertoe bij dat steeds meer kopers van deze dienst gebruikmaken, ondanks de crisis die de Covid-19-pandemie heeft veroorzaakt. Bij het aanvragen van een hypotheek is een van de verplichte handelingen het registreren ervan in het kadaster (Registro de la Propiedad), waarmee wordt aangegeven dat de schuld aan de bank binnen een bepaalde termijn zal worden afgelost. Zodra alle betalingen zijn verricht, vraagt de bank een verklaring van geen schulden aan, die gratis wordt afgegeven, terwijl het verwijderen van <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/mortgages-in-spain-for-non-residents\">de hypotheek<\/a> minimaal \u20ac 90 kost, afhankelijk van de autonome regio. Ook wordt formulier 600 over zegelrecht (Actos Jur\u00eddicos Documentados) ingevuld, dat een waarde van nul heeft, en als klap op de vuurpijl worden de documenten ingediend bij het Kadaster, wat 30 euro kost. Het duurt meestal twee weken om alle informatie in te vullen en de documenten voor te bereiden. Deze procedure is niet verplicht, maar het is wel raadzaam, omdat de woning anders nog steeds als bezwaard met een hypotheek wordt beschouwd. Dit kan in de toekomst problemen opleveren &#8211; bijvoorbeeld bij <a href=\"https:\/\/alegria-realestate.com\/ru\/sell-property\">de verkoop van een woning<\/a> , wanneer potenti\u00eble kopers, na het aanvragen van een uittreksel van de eigendomsakte (Nota Simple), ontdekken dat de woning met hypotheek is bezwaard en hun plannen laten varen.
