Beide idee\u00ebn zijn heel redelijk, zelfs in de huidige omstandigheden van de &quot;veranderlijke wereld&quot;, en hieronder leggen we u uit waarom.<\/p>\n<h2> Een appartement huren op Tenerife: belastingvoordelen<\/h2>\n<p> <strong>Ten eerste<\/strong> is Tenerife een zone in Spanje met een verlaagd belastingtarief voor zowel de aankoop van onroerend goed als het runnen van een bedrijf. De belasting op de aankoop van een primaire woning op Tenerife (IGIC) bedraagt slechts 7% en de belasting op secundaire woningen (ITP) 6,5%. Ter vergelijking: op het Spaanse vasteland bedraagt de overeenkomstige belasting op nieuwbouw 10% en op de secundaire markt &#8211; afhankelijk van de regio. In Murcia en Andalusi\u00eb bedraagt deze bijvoorbeeld 8%, in de regio Valencia 10%. Tenerife is een speciale economische zone met een zeer aantrekkelijk inkomstenbelastingtarief (slechts 4% vergeleken met het algemeen aanvaarde tarief van 30%). De belangrijkste voorwaarde voor het starten van een eigen bedrijf is minimale investering en het cre\u00ebren van banen. <strong>Ten tweede<\/strong> biedt Tenerife het hele jaar door gunstige klimatologische omstandigheden voor toerisme, dankzij een groot aantal zonnige dagen; hoge, maar niet extreme luchttemperaturen; en een verscheidenheid aan pittoreske landschappen. Rekening houdend met deze factoren kan onroerend goed op Tenerife een stabiele verhuurrendabiliteit tot 365 dagen per jaar laten zien, en de ge\u00efnvesteerde middelen verdienen zich snel terug. Dit voordeel is belangrijk voor wie van plan is het gekochte onroerend goed op Tenerife te verhuren. <strong>Ten derde<\/strong> is de afwezigheid van verwarmingskosten (die hier simpelweg niet nodig zijn) een aanzienlijk voordeel in de omstandigheden van de aanstaande energiecrisis! Tegelijkertijd kunnen de verwarmingskosten op het Spaanse vasteland in de winter oplopen tot meer dan \u20ac 300 per maand en in de komende winter zullen ze waarschijnlijk nog hoger uitvallen vanwege de economische instabiliteit in de wereld. <strong>Ten vierde<\/strong> behoort Tenerife tot de top tien toeristische bestemmingen in Europa volgens de Tripadvisor Travellers&#39; Choice Awards 2022, met een 7e plaats in deze ranglijst en slechts \u00e9\u00e9n plaats achter Barcelona (6e plaats). Na de opheffing van de coronamaatregelen vulden toeristen de stranden van deze populaire badplaats weer gretig, waardoor de vraag naar huurwoningen hier constant hoog zal blijven. <strong>Ten vijfde<\/strong> beschikt Tenerife over een uitstekende ecologie en schone en goed onderhouden stranden. <strong>Ten zesde<\/strong> is er goedkoop en kwalitatief goed eten en hoeft u geen warme kleding en schoenen te kopen, wat een positief effect heeft op de dagelijkse uitgaven. <strong>Ten zevende<\/strong> is er goed en betaalbaar (vergeleken met andere Europese landen) vast internet.
