Dit is meer dan twee keer zo hoog als het rendement van 10-jarige staatsobligaties (3,2%). Het verkregen resultaat is de verhouding tussen de vraagprijs van een woning en de huur die de eigenaren ervan op de verschillende markten vragen, rekening houdend met kwartaalindicatoren. Deze gegevens vergemakkelijken de analyse van de huidige situatie op de Spaanse vastgoedmarkt en vormen een startpunt voor beleggers die onroerend goed willen kopen met het oog op winst. Van de hoofdsteden van de Spaanse provincies ligt het hoogste rendement in Lleida, met 8,3%, gevolgd door Ja\u00e9n, Murcia (beide 7,8%), Huelva (7,5%), Teruel (7,2%), Almer\u00eda en Castell\u00f3n (elk 7%). De laagste waarden werden geregistreerd in San Sebastian (3,6%), A Coru\u00f1a, Palma (4,7% in beide steden), Pamplona en Pontevedra (elk 4,8%). In Madrid bereikt de winstgevendheid van woningen 4,9% en in Barcelona &#8211; 5,4%. De meest winstgevende investering in onroerend goed blijft de aankoop van een kantoor met het doel het te verhuren &#8211; 13,1%, vergeleken met 11% het jaar ervoor. Het hoogste rendement werd getoond door Sevilla &#8211; 16,2%, gevolgd door Albacete (11,2%), Zaragoza (11%) en Almer\u00eda (10,9%). In Barcelona is dit cijfer 7,9% en in Madrid &#8211; 6,7%. Minder dan in de Spaanse hoofdstad kan op deze manier worden verdiend in Bilbao (6%), Santa Cruz de Tenerife (6,4%), Salamanca (6,5%), Ourense en Palencia (beide 6,6%). Er moet echter rekening mee worden gehouden dat de kantorenmarkt niet zo homogeen is als die van andere soorten vastgoed, waardoor het onmogelijk is om statistieken te verkrijgen voor bijna de helft van de provinciehoofdsteden. De gemiddelde winstgevendheid van winkelpanden in Spanje bedraagt 9,7% (9,4% een jaar geleden), en boven de 10% wordt dit waargenomen in Girona (10,4%), Avila, Lugo (beide 10,2%), Bilbao en <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/valencia-has-been-recognized-the-worlds-best-city-for-expats-to-live\">Valencia<\/a> (beide 10,1%), terwijl dit cijfer in Madrid en Barcelona 8,2% bedraagt. Voor garages werden de hoogste rendementen behaald in Murcia (10,2%), Castell\u00f3n (8,7%), \u00c1vila (7,5%) en Lleida (7,2%), met een gemiddelde van 7,1%, vergeleken met 6,3% in maart
