Dit is 6,3% meer dan in dezelfde periode vorig jaar en 35% meer dan de gemiddelde prijs van een permanente woning. De huizenprijzen zijn op jaarbasis met 4% tot 5% gestegen aan alle vier de belangrijkste kusten \u2013 de Middellandse Zee, de Atlantische Oceaan, het Noorden en de eilanden. De gemiddelde stijging in de afgelopen vijf jaar voor kustgemeenten bedroeg 2,8% (vergeleken met 4,3% landelijk); deze was het hoogst op de eilanden (3,9%) en het laagst in het noorden van het land (1,8%). De meest voorkomende prijsklasse in het segment van vakantiehuizen ligt tussen \u20ac 1.800 en \u20ac 3.600 per vierkante meter. Op toplocaties voor eengezinswoningen liggen de prijzen boven de \u20ac 6.000 per m\u00b2, terwijl ze in het geval van exclusieve panden aan de kust van Mallorca kunnen oplopen tot \u20ac 11.000 per m\u00b2. De Balearen kennen een hoge concentratie buitenlandse kopers en verkopers met hogere salarissen dan de lokale bevolking en een focus op toerisme, wat investeringen in vakantiewoningen stimuleert. In combinatie met de beperkte ruimte die de geografie van het eiland biedt, vermindert dit het aanbod, verhoogt het de concurrentie en zet het de prijzen onder druk. Volgens Tinsa kan de gemiddelde prijs per m\u00b2 voor tweede woningen op de Balearen oplopen tot \u20ac 6.000. Ze worden gevolgd door de provincies Malaga (3.400), Gipuzkoa (3.300) en Santa Cruz de Tenerife (2.900). In het afgelopen jaar is de gemiddelde prijs van woningen gestegen in 91% van de 250 geanalyseerde gemeenten. De grootste stijgingen (meer dan 10%) werden waargenomen op de Balearen (Manacor, Ses Salines, Llucmajor, Es Mercadal en Campos), Valencia (Canet d&#39;En Berenguer, Sagunto, Meliana en L&#39;Alfaz del Pi) en Andalusi\u00eb (Motril, Algeciras, <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/malaga-spain\">Malaga<\/a> en Manilva). Slechts vier steden hebben een jaarlijkse daling van meer dan 4% gezien: Orihuela (5,6%), Deltebre (4,7%), Calvi\u00e0 (4,7%) en Gand\u00eda (4,5%). Wat betreft de provincie Alicante, kost het kopen van een appartement of huis op loopafstand van het strand 55% meer dan het kopen van een vergelijkbare woning elders. Gemiddelde prijs per vierkante meter De gemiddelde prijs van een vakantiehuis in deze provincie is \u20ac 2.100, vergeleken met \u20ac 1.348 voor een hoofdwoning. Het grootste verschil is te zien in de steden tussen El Campello en Santa Pola, waar het \u20ac 742 is. Het is ook merkbaar aan de zuidkust, tussen <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/guardamar-del-segura-sights-and-beaches\">Guardamar del Segura<\/a> en Torrevieja, waar een vakantiehuis van 1 m\u00b2 \u20ac 2.100 kost, \u20ac 713 meer dan elders. In de noordelijke plaatsen, waar het moeilijker is om onderscheid te maken tussen vakantiehuizen en woningen waar mensen permanent wonen, is het verschil merkbaar kleiner. Zo bedraagt het in het gebied van <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/villajoyosa-spain\">Villajoyosa<\/a> tot Calpe \u20ac 604, terwijl het aan de kust van Benissa tot Denia vrijwel onbestaande is. Desondanks blijven &quot;tweede huizen&quot; aan de Costa Blanca, vergeleken met de rest van het land, betaalbaarder. De geschatte waarde is het afgelopen jaar vrijwel ongewijzigd gebleven, terwijl voor alle onroerende goederen in de provincie de prijs van 1 vierkante meter met 3,3% is
