Hoe ontwikkelt de Spaanse economie zich? Is het nu rendabel om te investeren in de aankoop van een woning in Spanje? We hebben een kort overzicht voor u samengesteld van de huidige situatie op de Spaanse vastgoedmarkt en de economie, gebaseerd op gegevens van het Nationaal Instituut voor de Statistiek, de Spaanse Centrale Bank, de ECB en onderzoek van de grootste Spaanse vastgoedportals.<\/p>\n<h2> Economie van Spanje<\/h2>\n<p> Ondanks de pan-Europese economische neergang blijft de Spaanse economie gestaag groeien en versterken dankzij een verbeterde arbeidsmarkt en consumptie, adequaat monetair beleid en gezonde concurrentie op de markt. De resultaten van het eerste kwartaal van 2019 waren beter dan verwacht, waardoor de Bank van Spanje haar bbp-groeicijfers voor dit jaar naar boven heeft bijgesteld tot 2,4% (+0,2% ten opzichte van de prognose van maart). De prognoses voor 2020 en 2021 bleven ongewijzigd op respectievelijk 1,9% en 1,7%. Wat de begrotingstekortindicator betreft, werd de prognose bijgesteld naar 2,4% (-0,1% ten opzichte van de vorige prognose) voor 2019, 1,8% (-0,2%) voor 2020 en 1,6% (-0,2%) voor 2021. Het werkloosheidspercentage in het land zal volgens de prognoses van de Bank van Spanje eind 2019 13,8% bedragen en eind 2021 12%. De consumptie-indicator zal in 2019 met 1,8% groeien, in 2020 met 1,7% en in 2021 met 1,5%.<\/p>\n<h2> Vastgoedprijzen in Spanje <\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-68883\" src=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/06\/real-estate-market-news-in-spain.jpg\" alt=\"Nieuws over de Spaanse vastgoedmarkt: juni 2019\" width=\"1000\" height=\"666\" srcset=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/06\/real-estate-market-news-in-spain.jpg 1000w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/06\/real-estate-market-news-in-spain-300x200.jpg 300w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/06\/real-estate-market-news-in-spain-768x511.jpg 768w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\" \/> Volgens het Nationaal Instituut voor de Statistiek bedroeg de groeivoet van de vastgoedprijzen in Spanje in het eerste kwartaal van 2019 gemiddeld 6,8% op jaarbasis. Tegelijkertijd stegen de prijzen <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/new-buildings\">van nieuwe woningen<\/a> met 10,4% en de wederverkoop met 6,2% per jaar. Wat betreft de groeivoet van de huizenprijzen in Spanje per kwartaal, deze was gelijk aan 1,5% voor residentieel vastgoed in het algemeen: 4,3% voor nieuwe woningen en 1,1% voor wederverkoop. De groei van de huizenprijzen op gemiddelde jaarlijkse basis in het eerste kwartaal van 2019 werd geregistreerd in de meeste autonome regio&#39;s. De maximale groei van de prijzen op gemiddelde jaarlijkse basis werd waargenomen in het eerste kwartaal van 2019 in Madrid (+9,7%), Ceuta (+9,1%), Melilla (+8,5%) en Cataloni\u00eb (+7,6%), en de minimale &#8211; in Extremadura (+2,4%), Galici\u00eb (+3,6%) en Asturi\u00eb (+3,8%). De reden voor dit besluit was de verslechterende economische situatie in Europa als gevolg van de instabiliteit van de wereldeconomie, veroorzaakt door onder andere de groei van protectionisme, de aanhoudende handelsoorlog tussen de VS en China, geopolitieke risico&#39;s en de kwetsbaarheid van opkomende markten. In verband met de huidige macro-economische situatie heeft de ECB haar prognoses voor de ontwikkeling van de economie van de eurozone voor de komende jaren naar beneden bijgesteld. Tegelijkertijd zijn de prognoses voor dit jaar licht verbeterd en ontkent de belangrijkste financi\u00eble instelling van de EU het risico van een recessie volledig. Het handhaven van de ECB-tarieven op nul speelt <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/how-to-get-a-mortgage-in-spain\">hypotheekhouders in Spanje<\/a> in de kaart, omdat de waarde van deze indicator rechtstreeks afhangt van het 12-maands eur\u00edbor-tarief, de index op basis waarvan hypotheekrentes worden berekend. Momenteel is het eur\u00edbor-tarief gestopt op -0,183% (drie opeenvolgende maanden van daling). Dit is het laagste niveau sinds mei 2018. Laten we niet vergeten dat de EUR\u00edbor-rente in februari-maart 2018 een historisch dieptepunt bereikte en daalde tot -0,191%, waarna deze langzaam begon te stijgen. Bovendien betekent het besluit van de ECB dat Spaanse banken de hypotheekrente in de nabije toekomst niet kunnen verhogen. Dit betekent dat degenen die nog niet hebben besloten om onroerend goed in Spanje met een hypotheek te kopen, van de situatie kunnen profiteren en een hypotheek tegen gunstige voorwaarden kunnen afsluiten.<\/p>\n<h2> Herstel van de bouwsector <\/h2>\n<p><iframe loading=\"lazy\" src=\"https:\/\/www.youtube.com\/embed\/5bu5xozO0Sw\" width=\"100%\" height=\"400\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"> <span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe>Volgens CBRE herstelt de Spaanse bouwsector zich geleidelijk en zal dit de komende jaren aanhouden. Eind 2018 werd de groei van het aantal bouwvergunningen geschat op 25% per jaar. Aangezien het gemiddeld twee jaar duurt om een woning te bouwen, zullen er in 2020 jaarlijks ongeveer 100.000 voltooide woningen op de markt komen, tegenover gemiddeld 44.000 in de afgelopen zes jaar. Laten we niet vergeten dat er tijdens de Spaanse vastgoedzeepbel (2004-2008) jaarlijks ongeveer 618.000 woningen op de markt kwamen. CBRE voorspelt dat het bouwtempo zal blijven toenemen totdat het zich stabiliseert op gemiddeld ongeveer 267.000 nieuwe woningen per jaar.
