Op basis van gegevens voor 2024 heeft TM Real Estate Group een profiel van buitenlandse kopers samengesteld, aangepast aan de recente vraag en de nieuwe realiteit. De belangrijkste ontwikkeling was de toename van de hoeveelheid tijd die buitenlanders in de provincie <a href=\"https:\/\/alegria-premium.com\/articles\/alicante-is-one-of-the-best-cities-for-british-nomads\/\">Alicante doorbrengen.<\/a> 24% van de toeristen brengt hier het hele jaar door, en de meerderheid (45%) zelfs twee maanden per jaar. Tegelijkertijd was september de maand met de hoogste bezettingsgraad, en niet april, zoals voorheen. Deze veranderingen worden gedreven door inwoners van Oost- en Noord-Europese landen. Polen blijven de toon zetten &#8211; zij zijn goed voor 30% van de aankopen, vergeleken met 18,5% in 2023. Zij worden gevolgd door de Spanjaarden (17%), die op hetzelfde niveau bleven, en de Belgen (8,9%). Onder de andere nationaliteiten vallen Duitsers, Nederlanders, Oekra\u00efners, Russen, Noren en Zweden op. De enige nieuwigheid is dat toeristen uit Noorwegen de Britten van de negende plaats hebben verdrongen. Een ander kenmerk is de prijsstijging, die overeenkomt met de huidige vastgoedmarkt. De gemiddelde prijs van een woning bedraagt 457.673 euro, 12% meer dan in 2023. Deze stijging is vooral merkbaar bij Oekra\u00efense klanten met een gemiddeld budget van 674.499 euro (+41%) en Polen met een bedrag van 462.838 euro (+12%). De lijst wordt gecompleteerd door Duitsers, Spanjaarden, Nederlanders en Belgen met een budget vari\u00ebrend van 458.211 euro voor Duitsers tot 285.908 euro voor Belgen, terwijl de investeringen van Russen daalden en uit de &quot;top 5&quot; van de ranglijst verdwenen. Het is belangrijk om te vermelden dat 78% van de klanten van TM Real Estate Group hun woningaankoop financiert met eigen middelen, zonder een beroep te doen op hypothecaire leningen. Een andere belangrijke verandering is dat de hitte in de traditionele zomermaanden het aantal gasten heeft verminderd ten gunste van andere periodes van het jaar. De hoogste bezettingsgraad in 2024 werd geregistreerd in september: 86%. Wat betreft het profiel van een buitenlandse toerist met een tweede huis in Spanje, gaat het om een 51-jarige, getrouwde (66%) die op zoek is naar een appartement met twee slaapkamers van ongeveer 117 vierkante meter, gelegen in het noorden van de Costa Blanca (34% versus 25% in het zuiden). Duitsers en Oekra\u00efners zijn vooral ge\u00efnteresseerd in het grootste gebied. Een appartement met \u00e9\u00e9n slaapkamer is geschikt voor slechts 7% van de klanten, van wie de meesten alleenstaande jongeren zijn die vanuit huis
