Volgens de Vereniging van Kadasters steeg het aantal transacties dat door Polen werd gesloten vorig jaar met 36,6% tot 4.259. Over het algemeen zoeken ze een huis in de buurt van het strand om tijd door te brengen in een veilig land met een gunstig klimaat, een goede levenskwaliteit en ver weg van de oorlog in Oekra\u00efne. De meest voorkomende leeftijd van deze kopers is 45 tot 65 jaar, het zijn zakenlieden of freelancers en hebben doorgaans al volwassen kinderen. Deze klanten zijn op zoek naar onroerend goed in kustgebieden, zowel voor incidenteel gebruik als als langetermijninvestering, maar verwachten geen hoog inkomen of snelle vermogensgroei. De aanwezigheid van Poolse burgers op de Spaanse woningmarkt is nog steeds onbeduidend in vergelijking met andere buitenlandse investeerders, aangezien het aandeel van de door hen gekochte woningen slechts 4,6% van het totaal bedraagt. In 2023 en 2024 waren Polen de negende meest populaire buitenlanders wat betreft verkoop- en aankooptransacties, hoewel ze dichter bij de achtste plaats zijn gekomen. Deskundigen zijn het er echter over eens dat hun betrokkenheid bij Spanje een groeiende trend is die zich blijft versterken. Volgens de Vereniging van Registrars zijn Polen de meest actieve nationaliteit op de markt: het aantal transacties waarbij zij betrokken zijn, is in 2024 zelfs meer dan verviervoudigd in vergelijking met wat werd waargenomen v\u00f3\u00f3r het uitbreken van de oorlog in Oekra\u00efne in 2022. Sindsdien zoeken Poolse burgers naar een &quot;Plan B&quot; in geval van een verlenging van de vijandelijkheden. Er is echter nog een andere historische en economische reden die ook van invloed is op de groei van dit kopersprofiel. Na de val van het communisme 35 jaar geleden sloeg Polen de weg in van een vrije economie, en veel van de ondernemers die hun bedrijven in de jaren negentig oprichtten, zijn nu 60-65 jaar oud en beginnen met pensioen te gaan om van een fatsoenlijk leven te genieten. Bovendien zijn de salarissen van de nieuwe Poolse middenklasse vergelijkbaar met die in Europa, waardoor ze een &quot;tweede huis&quot; kunnen kopen in een land als Spanje. In de afgelopen dertig jaar is het gemiddelde salaris in Polen vertienvoudigd en is het het land met het laagste werkloosheidspercentage op het Europese continent (minder dan 3%). Aan deze factoren moet worden toegevoegd dat de Spaanse vastgoedmarkt concurrerende prijzen biedt in vergelijking met andere Europese landen, en de reputatie van Spanje als een veilige en aantrekkelijke bestemming is de afgelopen jaren aanzienlijk gegroeid. Bovenal zijn Poolse klanten op zoek naar zon en warm weer tijdens de wintermaanden, daarom zijn bestemmingen aan de Middellandse Zeekust bijzonder populair. De meest geprefereerde hiervan is de regio Valencia, waar 2.455 transacties werden gesloten (58% van het totale aantal transacties gedaan door Poolse burgers in 2024). Andere regio&#39;s die opvallen zijn Andalusi\u00eb (702 transacties), de Canarische Eilanden (420), Cataloni\u00eb (238) en <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/all-about-murcia\">Murcia<\/a> (227). Polen zoeken doorgaans naar moderne appartementen met twee slaapkamers en grote terrassen, huizen met zwembaden en luxe villa&#39;s aan zee. Ze waarderen nieuwbouwwoningen met hoogwaardige voorzieningen, zoals sportscholen en aangelegde tuinen. Het budget van Poolse kopers varieert van 300.000 tot 6 miljoen euro, afhankelijk van het type woning en de locatie. Deskundigen zijn het erover eens dat dit type koper de komende jaren een belangrijke rol zal blijven spelen op de Spaanse markt. Na 35 jaar industri\u00eble en economische ontwikkeling zijn er in heel Oost- en Centraal-Europa kopers met een hoge koopkracht ontstaan, en naast Polen groeit ook de interesse in woningen in Spanje
