Prijzen voor voedingsmiddelen, kleding, telecom, nutsvoorzieningen en basisvrijetijdsbesteding verschillen tussen regio\u2019s doorgaans niet sterk; met <strong>wonen<\/strong> ligt dat anders. <strong>Aankoopprijzen<\/strong> tussen de duurste regio (Balearen) en de meest betaalbare (Castili\u00eb-La Mancha) verschillen <strong>vijfvoudig<\/strong>; <strong>huurprijzen voor langetermijnverhuur<\/strong> tussen de duurste regio (Madrid) en de goedkoopste (Extremadura) \u2013 <strong>drievoudig<\/strong>. Bij de <strong>lonen<\/strong> is zo\u2019n groot verschil niet zichtbaar.<\/nav>\n<h2 id=\"kerncijfers\">Kerncijfers Spanje<\/h2>\n<p>Begin zomer 2025: <strong>gemiddelde huur<\/strong> ~14,5 \u20ac\/m\u00b2 en <strong>verkoop (bestaande bouw)<\/strong> ~2\u00a0391 \u20ac\/m\u00b2. De <strong>gemiddelde bruto-maandloon<\/strong> eind 2024 bedroeg ~1\u00a0988 \u20ac (14 uitbetalingen). Het loonverschil tussen de best betalende regio (Madrid) en de laagst betalende (Extremadura) is meer dan 700 \u20ac per maand (2\u00a0367 \u20ac vs. 1\u00a0642 \u20ac). Uitgaven aan kleding, schoenen, bioscoop, boeken en huisdierartikelen lopen tussen regio\u2019s eveneens niet sterk uiteen.<\/p>\n<h2 id=\"ranking\">Duurste en meest betaalbare regio\u2019s om te wonen en te kopen<\/h2>\n<p>We lopen de autonome regio\u2019s langs \u2013 van duur naar betaalbaar \u2013 op basis van <strong>woningprijzen<\/strong>.<\/p>\n<h3 id=\"balearen\">1. Balearen<\/h3>\n<p>Een van Spanje\u2019s <em>prime real estate<\/em>-hubs. <strong>Verkoop<\/strong>: 4\u00a0905 \u20ac\/m\u00b2 (+13,5% j\/j). <strong>Huur<\/strong>: 19,7 \u20ac\/m\u00b2 (bijna gelijk aan Madrid). <strong>Lonen<\/strong>: 5e plaats, ~27\u00a0300 \u20ac bruto\/jaar. In Palma gaat het grootste deel van het budget naar wonen, voeding en horeca.<\/p>\n<h3 id=\"madrid\">2. Autonome Regio Madrid<\/h3>\n<p>Metropoolgebied met ~40 gemeenten. <strong>Verkoop<\/strong>: 4\u00a0234 \u20ac\/m\u00b2; <strong>huur<\/strong>: 19,8 \u20ac\/m\u00b2. Jaarstijgingen: +24,3% en +12,4%. <strong>Lonen<\/strong>: hoogste van het land, ~33\u00a0138 \u20ac bruto\/jaar. Baskenland<\/h3>\n<p><strong>Verkoop<\/strong>: 3\u00a0179 \u20ac\/m\u00b2; <strong>huur<\/strong>: 14,8 \u20ac\/m\u00b2. Gematigde stijgingen (+8,6% en +7%). <strong>Lonen<\/strong>: 2e plaats (~31\u00a0416 \u20ac). In San Sebasti\u00e1n gaat ~28% naar wonen en ~27% naar voeding.<\/p>\n<h3 id=\"canarische-eilanden\">4. Canarische Eilanden<\/h3>\n<p><strong>Verkoop<\/strong>: 3\u00a0039 \u20ac\/m\u00b2 (+18,2%). <strong>Huur<\/strong>: 14,8 \u20ac\/m\u00b2 (+6,5%). <strong>Lonen<\/strong>: 17e plaats (~23\u00a0366 \u20ac) \u2013 duidelijke <em>ontkoppeling<\/em> tussen prijzen en inkomens.<\/p>\n<h3 id=\"catalonie\">5. Cataloni\u00eb<\/h3>\n<p>Vier zeer uiteenlopende provincies. <strong>Verkoop<\/strong> (bestaand): 2\u00a0560 \u20ac\/m\u00b2 (+6,5%); <strong>huur<\/strong>: 19,1 \u20ac\/m\u00b2 (+11,4%). Barcelona wil toeristenlicenties vanaf najaar 2028 niet verlengen, wat de markt kan ontlasten. <strong>Lonen<\/strong>: 4e plaats (~29\u00a0708 \u20ac).<\/p>\n<h3 id=\"andalusie\">6. Andalusi\u00eb<\/h3>\n<p>Acht provincies met sterke contrasten: M\u00e1laga ~3\u00a0718 \u20ac\/m\u00b2 vs. Ja\u00e9n ~833 \u20ac\/m\u00b2. <strong>Verkoop<\/strong>: 2\u00a0468 \u20ac\/m\u00b2 (+14,3%); <strong>huur<\/strong>: 12,6 \u20ac\/m\u00b2 (+11,1%). <strong>Lonen<\/strong>: 15e plaats (~24\u00a0514 \u20ac).<\/p>\n<h3 id=\"valencia\">7. Valenciaanse Gemeenschap<\/h3>\n<p>Hoge dynamiek, net achter Madrid en de Canarische Eilanden. <strong>Verkoop<\/strong>: 2\u00a0207 \u20ac\/m\u00b2 (+17,5%); <strong>huur<\/strong>: 12,1 \u20ac\/m\u00b2 (+10,9%). <strong>Lonen<\/strong>: 9e plaats (~25\u00a0480 \u20ac). De vraag is zeer hoog; het tekort overstijgt 30\u00a0000 woningen.
