Het aantal transacties in <strong>Q2\u00a02025<\/strong> daalde, vooral door de aanhoudende prijsstijgingen. Ook het kopersprofiel is verschoven \u2013 kopers hebben vaker een hogere koopkracht.<\/p>\n<p>Uit recente gegevens van verschillende organisaties en branche-experts blijkt dat in de Valenciaanse Gemeenschap vooral het profiel van een <strong>41-jarige man met hoog inkomen en hoge sociaaleconomische status<\/strong> domineert, die in de meeste gevallen een <strong>hypotheek<\/strong> gebruikt.<\/p>\n<p>Hoewel de meeste kopers lokaal zijn, is het aandeel <strong>buitenlanders<\/strong> aanzienlijk \u2013 met name aan de kust van de provincie Alicante, waar zij tot <strong>45\u00a0%<\/strong> van de aankopen voor hun rekening nemen. Volgens een Fotocasa-enqu\u00eate verdient <strong>51\u00a0%<\/strong> van de respondenten meer dan 2\u00a0500\u00a0\u20ac per maand; in <strong>31\u00a0%<\/strong> van de gevallen wonen zij met partner en kinderen, en in <strong>28\u00a0%<\/strong> alleen met partner.<\/p>\n<p>In de leeftijdsgroep <strong>35\u201344<\/strong> jaar neemt het aantal aankopen af, terwijl het in het segment <strong>45\u201355<\/strong> jaar toeneemt. Hoewel de laatste jaren contante aankopen zonder bankfinanciering toenamen, is de trend omgeslagen: <strong>70\u00a0% van de kopers van een hoofdverblijf maakt nu gebruik van hypotheekfinanciering<\/strong> \u2013 mede dankzij lagere rentes en soepelere bankvoorwaarden. In totaal werden <strong>5\u00a0583<\/strong> hypotheekcontracten voor woningen afgesloten, goed voor <strong>702,6\u00a0mln\u00a0\u20ac<\/strong>.<\/p>\n<p>Het <strong>gemiddelde hypotheekbedrag<\/strong> bedraagt <strong>\u20ac\u00a0125.117<\/strong>, met een <strong>gemiddelde looptijd<\/strong> van <strong>24,83 jaar<\/strong> en een <strong>rente<\/strong> van <strong>3,17\u00a0%<\/strong>, iets boven het landelijke gemiddelde (<strong>3,02\u00a0%<\/strong>). De <strong>gemiddelde maandlast<\/strong> ligt rond <strong>\u20ac\u00a0607<\/strong> (circa <strong>29,2\u00a0%<\/strong> van het salaris).<\/p>\n<p>De overgrote meerderheid kiest voor <strong>bestaande bouw in de vrije markt<\/strong>. Opvallend is ook het aantal nieuwe eigenaren via <strong>erfenis<\/strong>: in juni hield <strong>18\u00a0%<\/strong> van de geregistreerde transacties hiermee verband, terwijl dit eind 2024 nog <strong>26,56\u00a0%<\/strong> was.<\/p>\n<p>De <strong>gemiddelde prijs<\/strong> van woningen die door Spaanse residenten in de Valenciaanse Gemeenschap worden gekocht is <strong>\u20ac\u00a0147.719<\/strong>, terwijl <strong>buitenlanders<\/strong> gemiddeld <strong>\u20ac\u00a0167.012<\/strong> betalen. Dit weerspiegelt de nieuwe realiteit van de lokale markt, waar <a href=\"https:\/\/alegria-realestate.com\/nl\/sale\" target=\"_blank\" rel=\"noopener\">internationale kopers<\/a> vaak over meer koopkracht en opties beschikken.<\/p>\n<p>In Q2 namen <strong>buitenlandse kopers<\/strong> <strong>28\u00a0%<\/strong> van de aankopen voor hun rekening \u2013 <strong>tweemaal<\/strong> het landelijk gemiddelde (<strong>14,1\u00a0%<\/strong>). In Alicante loopt hun aandeel op tot <strong>45\u00a0%<\/strong>, gedreven door sterke Europese vraag en vooral <em>digitale nomaden<\/em> uit Noord-Europa. In <strong>Q1\u00a02025<\/strong> stonden Italianen bovenaan met <strong>254<\/strong> aankopen, gevolgd door Oekra\u00efners (<strong>204<\/strong>), die Roemenen (<strong>175<\/strong>) inhaalden.<\/p>\n<p>Volgens experts is de markt een fase van rust en <strong>prijstabilisatie<\/strong> ingegaan. Ook de huren lijken te zijn afgekoeld, hoewel de situatie gespannen blijft. Sommige verhuurders vragen <strong>\u20ac\u00a01.200\u20131.300<\/strong> per maand voor appartementen in zeer slechte staat. Het aandeel <strong>investeringsaankopen<\/strong> daalde op jaarbasis van <strong>13\u00a0%<\/strong> naar <strong>10\u00a0%<\/strong>. Doordat de verhuurmarkt minder aantrekkelijk wordt door prijzen en krapte, verschuift een deel van het kapitaal naar andere steden.<\/p>\n<p>Kortom, de typische koper in de Valenciaanse Gemeenschap in 2025 combineert hoge koopkracht met veelvuldig gebruik van hypotheken, verkiest de bestaande bouw en opereert naast een sterk segment buitenlandse kopers dat de prijsdynamiek mede bepaalt \u2013 vooral langs de kust.
