Dit is het geval wanneer iemand al een woning in Spanje bezit en een tweede woning wil kopen. Bij de kosten van de woning moet u de initi\u00eble kosten en jaarlijkse kosten (belastingen, enz.) optellen, die niet altijd hetzelfde zijn als bij de aankoop van de eerste (hoofd)woning. Ten eerste, als u een <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/new-buildings\/alegria\">nieuwe<\/a> woning koopt, moet u <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/all-about-vat-in-spain\">btw (IVA)<\/a> betalen tegen een tarief van 10%. Als het een bestaande woning betreft, moet u overdrachtsbelasting betalen. Het tarief hiervan verschilt in Spanje per regio en kan oplopen tot 9%, zoals uitgelegd door de vice-secretaris van de Algemene Raad van Notarissen, Jorge Saez-Santurtun. Bij het btw-bedrag moet u de notariskosten optellen, die ongeveer \u20ac 400 bedragen voor een appartement ter waarde van \u20ac 250.000, en de registratiekosten &#8211; ongeveer \u20ac 300. Daarnaast moet de eigenaar van een woning in Spanje jaarlijks onroerendgoedbelasting <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/what-is-ibi-tax\">(IBI)<\/a> betalen, waarvan het tarief per gemeente verschilt. Gemiddeld bedraagt de belasting in Spanje \u20ac 315, maar in sommige regio&#39;s, zoals Madrid, is dit \u20ac 400. Onvermijdelijke kosten zijn onder andere het betalen van rekeningen voor elektriciteit, water, gas en internet &#8211; meer dan \u20ac 100 per maand. Bij het verhuren van een woning moet u de kosten van het beheer van de woning bij de kosten optellen (tenzij u dit natuurlijk zelf doet) &#8211; ongeveer 20% van het verdiende bedrag. En tot slot: de eigenaar van een tweede huis in Spanje moet ook de aangifte <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/personal-income-tax-in-spain\">inkomstenbelasting<\/a> correct invullen. Als de woning wordt verhuurd, wordt de aangifte dienovereenkomstig ingevuld en wordt er inkomstenbelasting betaald. In dit geval worden de kosten die gepaard gaan met het verhuren van de woning, evenals de kosten van reparatie en onderhoud (inclusief de bijdrage aan de gemeenschap van bewoners en IBI) afgetrokken van het bedrag van het ontvangen bruto-inkomen. Bij langdurige verhuur geldt een inkomstenbelastingaftrek van 60% van de ontvangen inkomsten. Bij toeristische verhuur is er geen sprake van een dergelijke aftrek. Indien de tweede woning in Spanje niet wordt verhuurd, wordt er een belasting op het toegerekende inkomen geheven, ter hoogte van 2% van de kadastrale waarde van de woning (of 1,1% indien de kadastrale waarde in de afgelopen 10 jaar is herzien).
