We hebben het over diverse belastingen en heffingen die betaald moeten worden bij de aankoop van een huis in Spanje. Experts adviseren om 10-12% van de aankoopprijs van de woning te reserveren voor notariskosten, taxatie- en registratiekosten, evenals belastingen (btw, overdrachtsbelasting, enz.). De totale hoogte van de bijkomende kosten hangt af van de waarde van de woning en of het een nieuwe woning of een tweede woning betreft. De hoogte van de notariskosten is gereguleerd door de overheid, d.w.z. alle notarissen in Spanje moeten hetzelfde tarief rekenen voor vergelijkbare diensten. Het opstellen van een koop- en verkoopcontract voor onroerend goed (escritura p\u00fablica de compraventa) kost bijvoorbeeld vanaf \u20ac 600, afhankelijk van de prijs van het onroerend goed. Voor een woning ter waarde van \u20ac 100.000 bedraagt dit bedrag bijvoorbeeld \u20ac 850, en voor een woning ter waarde van \u20ac 250.000 ongeveer \u20ac 1.000.<\/p>\n<h3> Fee Registro de la Propiedad<\/h3>\n<p> Voor het registreren van een koop- en verkoopovereenkomst in het Kadaster (Registro de la Propiedad) moet u afhankelijk van de waarde van het onroerend goed ongeveer \u20ac 400,- tot \u20ac 650,- aan leges betalen.<\/p>\n<h3> Belastingen bij de aankoop van een nieuw huis in Spanje<\/h3>\n<p> Bij de aankoop van een nieuwe woning moet u <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/all-about-vat-in-spain\">btw (IVA<\/a> ) betalen, die gelijk is aan 10% van de waarde van het onroerend goed in alle autonome regio&#39;s van Spanje. De uitzondering zijn de Canarische Eilanden, waar IGIC in plaats van IVA wordt betaald tegen een tarief van 6,5%. Dat wil zeggen, als u een nieuwbouwwoning koopt voor \u20ac 100.000, moet u nog eens \u20ac 10.000 bij de kosten optellen, en als de gekozen woning \u20ac 250.000 &#8211; \u20ac 25.000 kost. Als de te kopen woning deel uitmaakt van het sociale woningfonds, kan de btw worden verlaagd tot 4%. Bij de aankoop van een nieuwe woning moet u ook de belasting op juridische documenten (Impuesto de Actos Jur\u00eddicos Documentados &#8211; IAJD) bij de btw optellen. In de regio Valencia, Murcia en Andalusi\u00eb is deze belasting gelijk aan 1,5% van de waarde van het onroerend goed.<\/p>\n<h3> Belastingen bij de aankoop van een tweede huis in Spanje<\/h3>\n<p> Bij de aankoop van een bestaande woning hoeft u geen btw te betalen, maar wel overdrachtsbelasting (Impuesto sobre las Transmisiones Patrimoniales \u2013 ITP). In de regio Valencia bedraagt het basistarief van deze belasting 10% van het in de akte vermelde bedrag, aan de Costa del Sol 7%. Er zijn kortingen voor jongeren, grote gezinnen, mensen met een beperking, bij de aankoop van sociale huurwoningen, enz.<\/p>\n<h2> Kosten voor het kopen van een huis in Spanje met een hypotheek <\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-93192\" src=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/09\/buying-a-home-in-spain-20191-1024x682.jpg\" alt=\"Een woning kopen in Spanje in 2019: bijkomende kosten \u2013 belastingen\" width=\"1024\" height=\"682\" srcset=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/09\/buying-a-home-in-spain-20191-1024x682.jpg 1024w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/09\/buying-a-home-in-spain-20191-300x200.jpg 300w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/09\/buying-a-home-in-spain-20191-768x512.jpg 768w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/09\/buying-a-home-in-spain-20191.jpg 1600w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<h3> Woningwaardering<\/h3>\n<p> Volgens <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/mortgage-in-spain-new-law\">de nieuwe hypotheekwet<\/a> , die in juni 2019 van kracht werd, draagt de klant de kosten van de taxatie van de woning die hij met een hypotheek wil kopen. De bank bepaalt, na ontvangst van de taxatiegegevens, welk deel van het bedrag zij kan financieren. Momenteel bedraagt dit in de regel maximaal 80% van de waarde van de woning. De kosten voor een taxatie van een woning bedragen in 2022 gemiddeld \u20ac 250 &#8211; \u20ac 600, afhankelijk van het type woning en de gekozen taxateur.<\/p>\n<blockquote><p> Let op! Het taxatierapport is 6 maanden geldig.<\/p><\/blockquote>\n<h3> Hypotheekopeningskosten<\/h3>\n<p> Deze kosten kunnen oplopen tot 2% van het hypotheekbedrag, maar veel banken rekenen deze kosten niet.<\/p>\n<h3> Belasting op de overdracht van eigendomsrechten en op gedocumenteerde rechtshandelingen (Impuesto de Transmisiones Patrimoniales y Actos Jur\u00eddicos Documentados \u2013 ITP-AJD)<\/h3>\n<p> Sinds november 2018 is in Spanje een wet van kracht die bepaalt dat bij een hypotheekaanvraag deze belasting door de banken moet worden betaald, en niet door de huizenkoper.<\/p>\n<h3> Notaris<\/h3>\n<p> Overeenkomstig de bovengenoemde hypotheekwet worden de notariskosten voor het opstellen van de koopovereenkomst met hypotheek (escritura p\u00fablica del pr\u00e9stamo hipotecario) door de bank betaald.<\/p>\n<h3> Fee Registro de la Propiedad<\/h3>\n<p> Conform de bovengenoemde hypotheekwet worden de kosten voor de registratie van de hypotheekovereenkomst in het Registro de la Propiedad door de bank betaald.
