Volgens <a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/foreigners-are-paying-record-prices-for-housing-in-spain\">gegevens van notarissen<\/a> kochten buitenlandse burgers in de eerste jaarhelft in totaal 71.155 residenti\u00eble objecten, 2% meer dan in de eerste helft van 2024. Het is voor het eerst sinds eind 2022 dat het aantal koop-\/verkooptransacties weer boven de 70.000 uitkomt.Ondanks de toename bedroeg het aandeel van buitenlanders 19,3%, lager dan vorig jaar (20,3%) en het jaar daarvoor (21,3%). Dit is het laagste niveau in drie\u00ebnhalf jaar.<\/p>\n<h2>Ingezetenen en niet-ingezetenen<\/h2>\n<p>Notari\u00eble statistieken tonen aan dat buitenlandse ingezetenen 60,9% van de transacties voor hun rekening namen (43.306), een stijging van 6,4% op jaarbasis. Transacties met niet-ingezetenen waren daarentegen 4,1% lager (27.849) dan een jaar eerder.<\/p>\n<h2>Koplopers per nationaliteit<\/h2>\n<ul>\n<li>Britten \u2013 5.731 (8,1% van het totaal);<\/li>\n<li>Marokkanen \u2013 5.654 (7,9%);<\/li>\n<li>Duitsland \u2013 4.756 (6,7%);<\/li>\n<li>Itali\u00eb \u2013 4.513;<\/li>\n<li>Roemeni\u00eb \u2013 4.480;<\/li>\n<li>Nederland \u2013 4.166;<\/li>\n<li>Frankrijk \u2013 3.980;<\/li>\n<li>Belgi\u00eb \u2013 2.908.<\/li>\n<\/ul>\n<h2>Waar niet-ingezetenen en ingezetenen kopen<\/h2>\n<p>Onder buitenlandse niet-ingezetenen zijn de grootste aandelen te vinden bij burgers van het Verenigd Koninkrijk, Duitsland, Nederland en Belgi\u00eb, die het merendeel van de transacties voor hun rekening namen. Britten waren de belangrijkste kopers in <a href=\"https:\/\/alegria-realestate.com\/nl\/sale\/murcia\">Murcia<\/a> (28,7%) en Andalusi\u00eb (15,5%), terwijl Duitsers bovenaan stonden op de Balearen (50%), in Extremadura (29,6%) en op de Canarische Eilanden (22%). Nederlanders vielen op in Murcia (15,2%) en in de <a href=\"https:\/\/alegria-realestate.com\/nl\/sale\/valencia\">Valenciaanse Gemeenschap<\/a> (14,9%), terwijl Belgen \u2013 in Arag\u00f3n (12,8%) en <a href=\"https:\/\/alegria-realestate.com\/nl\/articles\/asturias-spain-guide\">Asturi\u00eb<\/a> (11,7%).<\/p>\n<p>Bij buitenlandse ingezetenen waren Marokkanen vooral actief in Murcia (38,7%), Navarra (37%), La Rioja (26,8%), Extremadura (23,5%) en Castili\u00eb-La Mancha (21,3%); Roemenen \u2013 in Arag\u00f3n (29,5%), Castili\u00eb-La Mancha (26,2%) en La Rioja (20,9%). Italianen waren duidelijk aanwezig op de Canarische Eilanden (22,5%) en de Balearen (15,4%), in de Autonome Gemeenschap <a href=\"https:\/\/alegria-realestate.com\/nl\/sale\/madrid\">Madrid<\/a> (12,2%) en in Cataloni\u00eb (12,1%), terwijl Britten overheersten in Andalusi\u00eb (12%) en Murcia (11,1%).<\/p>\n<h2>Prijzen en records<\/h2>\n<p>Door buitenlanders in de eerste jaarhelft in Spanje aangekochte woningen kostten gemiddeld \u20ac 2.417\/m\u00b2, 7,6% meer dan vorig jaar en het hoogste niveau ooit. Dit wordt gedreven door de gemiddelde prijs die niet-ingezetenen betalen, die voor het eerst \u20ac 3.100\/m\u00b2 overschreed (+8% j\/j). Ingezetenen betaalden gemiddeld \u20ac 1.912\/m\u00b2 (+10,3%), nog steeds onder het record van 2008.<\/p>\n<p>De duurste woningen werden gekocht door burgers van de Verenigde Staten (\u20ac 3.465\/m\u00b2), Zwitserland (\u20ac 3.457\/m\u00b2), Zweden (\u20ac 3.421\/m\u00b2), Noorwegen (\u20ac 3.292\/m\u00b2) en Duitsland (\u20ac 3.270\/m\u00b2). Boven het landelijk gemiddelde betaalden ook burgers van Polen, Frankrijk, Nederland, Belgi\u00eb, Itali\u00eb, Rusland, Ierland en het Verenigd Koninkrijk, terwijl de laagste prijzen golden voor Marokkanen (\u20ac 747\/m\u00b2), Roemenen (\u20ac 1.325\/m\u00b2) en Ecuadorianen (\u20ac 1.328\/m\u00b2).<\/p>\n<h2>Regio\u2019s met de meeste activiteit<\/h2>\n<p>De regio met het grootste aantal transacties met buitenlandse deelname (zowel ingezetenen als niet-ingezetenen) is de <a href=\"https:\/\/alegria-realestate.com\/nl\/sale\/valencia\">Valenciaanse Gemeenschap<\/a> \u2013 meer dan 20.000. Buitenlandse ingezetenen sloten hier 9.515 transacties (22% van het totaal), v\u00f3\u00f3r Cataloni\u00eb (8.909; 20,6%), Andalusi\u00eb (6.677; 15,4%) en de Autonome Gemeenschap Madrid (4.620; 10,7%). Voor niet-ingezetenen waren de cijfers: Valenciaanse Gemeenschap \u2013 11.025 (39,6%), Andalusi\u00eb \u2013 6.733 (24,2%), Canarische Eilanden \u2013 2.666 (9,6%), Cataloni\u00eb \u2013 2.351 (8,4%), <a href=\"https:\/\/alegria-realestate.com\/nl\/sale\/murcia\">Murcia<\/a> \u2013 2.121 (7,6%).<\/p>\n<h2>Jaarlijkse dynamiek<\/h2>\n<p>Op jaarbasis nam het aantal koop-\/verkooptransacties toe in bijna alle autonome gemeenschappen. Koploper was Asturi\u00eb (30,8%), gevolgd door Castili\u00eb en Le\u00f3n (25,9%), Galici\u00eb (14,3%), Castili\u00eb-La Mancha (11,7%), Extremadura (10,6%), Arag\u00f3n (10,4%) en La Rioja (9,9%). Een daling van de verkopen aan buitenlanders in het eerste halfjaar werd gemeld in vier gemeenschappen: de Canarische Eilanden en de Balearen (\u20137,7% en \u20136,8%), Navarra (\u20133,7%) en de
