According to data from the Fotocasa portal, resale housing prices in Spain recorded their 70th consecutive annual increase in August 2026. Compared with the same period last year, they rose by 15.6%, while on a monthly basis they increased by 0.4%, reaching an average of \u20ac3,166 per square metre, or \u20ac253,270 for an 80 m2 home.<\/p>\n
Despite this, Fotocasa notes that August saw the most moderate annual growth of the current year, after increases had exceeded 20% in previous months. This is beginning to indicate a slight slowdown in the pace of price growth. However, the market remains under considerable pressure due to a significant imbalance between very active demand and insufficient housing supply, so it is still too early to speak of a normalisation of the situation.<\/p>\n
Compared with August 2025, resale housing prices increased in all 17 autonomous communities, with growth exceeding 10% in 13 of them. The largest year-on-year increases were recorded in Murcia (28.8%), Cantabria (18.5%), the Valencian Community (17.1%), Navarre (17%) and La Rioja (15.9%). At the opposite end of the spectrum were the Balearic and Canary Islands (5.3% and 7.5%, respectively), Extremadura (8.8%) and the Community of Madrid (9.9%).<\/p>\n
As for the ranking of the highest prices per square metre, the Balearic Islands and Madrid remain the most expensive regions in the country at \u20ac5,443 and \u20ac5,431 per square metre, respectively. They are followed by the Basque Country (\u20ac4,045\/m2), Catalonia (\u20ac3,485\/m2), the Canary Islands (\u20ac3,375\/m2), Andalusia (\u20ac2,958\/m2) and the Valencian Community (\u20ac2,866\/m2), while the autonomous communities with the most affordable housing are Extremadura (\u20ac1,380\/m2) and Castilla-La Mancha (\u20ac1,436\/m2).<\/p>\n
At provincial level, resale housing prices increased compared with last year in 48 of the 50 provinces analysed. Murcia (28.8%), Le\u00f3n (25.7%), \u00c1vila (23.9%) and Ciudad Real (19.4%) led the increases, while only Soria (-0.1%) and Teruel (-0.3%) recorded declines.<\/p>\n
Among provincial capitals, San Sebasti\u00e1n leads with \u20ac7,141\/m2, ahead of Madrid (\u20ac6,624\/m2) and Barcelona (\u20ac5,375\/m2). Zamora remains the provincial capital with the most affordable housing at \u20ac1,681\/m2.<\/p>\n
In the Spanish capital, the average price increased in every district. Particularly noteworthy are the annual growth rates in Villaverde (32.8%), Barajas (25.7%) and Usera (22.8%). Salamanca is the most expensive district (\u20ac10,721\/m2), while Villaverde is the most affordable (\u20ac3,107\/m2).<\/p>\n
Meanwhile, resale housing prices in Barcelona increased in eight of the city’s ten districts, led by Sarri\u00e0-Sant Gervasi (8.1%), Gr\u00e0cia (7.7%) and Nou Barris (7.1%). The most expensive property is sold in Sarri\u00e0-Sant Gervasi (\u20ac7,657\/m2), while the cheapest is in Nou Barris (\u20ac3,381\/m2).<\/p>\n
In addition, the average price per square metre increased in 93% of the 591 municipalities analysed, with growth exceeding 40% in 12 of them. Bigastro (85.3%), Nar\u00f3n (67.7%) and Santa Fe (59.4%) stand out in particular. Meanwhile, the sharpest price declines were recorded in Ayamonte (-12.6%), Bargas (-8.9%) and Oliva (-8.4%).<\/p>\n
