Det b\u00f6r beaktas att detta \u00e4r ett genomsnitt f\u00f6r hela utbudet i regionen \u2013 b\u00e5de nyproduktion och andrahandsmarknaden \u2013 vilket inneb\u00e4r att de faktiska priserna i de mest efterfr\u00e5gade omr\u00e5dena avviker betydligt.<\/p>\n<p>Ett tydligt exempel \u00e4r staden <a href=\"https:\/\/alegria-realestate.com\/sv\/sale\/valencia\/apartments\">Valencia<\/a>, d\u00e4r genomsnittspriset per 1 kv.m ligger p\u00e5 2 639 euro efter en \u00f6kning med 17,5% under fj\u00e4rde kvartalet 2025 j\u00e4mf\u00f6rt med samma period 2024. Det inneb\u00e4r att en standardl\u00e4genhet p\u00e5 90 kv.m kostar cirka 237 510 euro, och i m\u00e5nga fall \u00e4r beloppet m\u00e4rkbart h\u00f6gre f\u00f6r bost\u00e4der med samma egenskaper i mer prestigefyllda omr\u00e5den. Detta g\u00e4ller \u00e4ven f\u00f6r stadsdelar d\u00e4r priserna tidigare var l\u00e4gre, men som under det senaste \u00e5ret har blivit betydligt dyrare tack vare intresset fr\u00e5n utl\u00e4ndska investerare och \u201c<a href=\"https:\/\/alegria-realestate.com\/sv\/articles\/immigration\/spain-continues-to-be-the-most-preferred-destination-for-digital-nomads\">digitala nomader<\/a>\u201d.<\/p>\n<h2>Valencia: utveckling per stadsdel och prisniv\u00e5<\/h2>\n<p>N\u00e4r det g\u00e4ller prisutvecklingen per stadsdel i Valencianska regionens huvudstad visar rapporten \u00e5rliga f\u00f6r\u00e4ndringar i intervallet 7% till 29,1%. Det inneb\u00e4r en f\u00f6rst\u00e4rkning av den redan observerade prisuppg\u00e5ngen, eftersom intervallet under tredje kvartalet varierade mellan 5,5% och 23,4% j\u00e4mf\u00f6rt med f\u00f6reg\u00e5ende kvartal.<\/p>\n<p>Pris\u00f6kningen p\u00e5 \u00e5rsbasis \u00f6versteg 20% i stadsdelarna:<\/p>\n<ul>\n<li>Rascanya,<\/li>\n<li>La Sa\u00efdia,<\/li>\n<li>Poblados del Oeste<\/li>\n<li>och L\u2019Olivereta.<\/li>\n<\/ul>\n<p>Kvartalsvisa variationer noterades fr\u00e5n 1,5% i Poblados del Norte till 7,6% i Rascanya. Samtidigt ligger de dyraste objekten, med priser \u00f6ver 3 000 euro per kvadratmeter, i Ciutat Vella, Eixample och El Pla del Real.<\/p>\n<p>I stadsdelarna Rascaya, Poblados del Sur, Poblados del Oeste och Poblados del Norte finns de billigaste l\u00e4genheterna, med priser som inte \u00f6verstiger 2 000 euro per 1 kv.m. Utan att ta h\u00e4nsyn till inflationen har priserna i alla stadsdelar inte n\u00e5tt de toppniv\u00e5er som noterades 2007.<\/p>\n<h2>J\u00e4mf\u00f6relse med Madrid, Barcelona, Sevilla och M\u00e1laga<\/h2>\n<p>Trots den kraftiga prisuppg\u00e5ngen i Valencianska regionen och i Valencia ligger priserna fortfarande betydligt l\u00e4gre \u00e4n i Madrid och Barcelona. I Spaniens huvudstad \u00e4r de dyraste bost\u00e4derna, med priser \u00f6ver 5 000 euro per 1 kv.m, koncentrerade till stadsdelarna Salamanca, Chamber\u00ed, Chamart\u00edn, Centro, Retiro, Moncloa-Aravaca och \u2013 f\u00f6r f\u00f6rsta g\u00e5ngen \u2013 Arganzuela. De l\u00e4gsta genomsnittspriserna (under 3 000 euro\/m2) finns i Usera, Puente de Vallecas och Villaverde.<\/p>\n<p>I Barcelona \u00e4r de h\u00f6gsta genomsnittspriserna (fr\u00e5n 5 000 euro\/m2) registrerade i Sarri\u00e0-Sarri\u00e0-Sant Gervasi, och de l\u00e4gsta (under 3 000 euro\/m2) \u2013 i Nou Barris, Horta-Guinard\u00f3, Sant Andreu, Sarri\u00e0-Sarri\u00e0-Sant Gervasi och Sants-Montjuic. I detta fall visar stadsdelspriserna en \u00e5rlig \u00f6kning fr\u00e5n 6,2% till 12,6% j\u00e4mf\u00f6rt med 5,3\u20139,4% under f\u00f6reg\u00e5ende kvartal. Med mer \u00e4n 8% steg priserna p\u00e5 \u00e5rsbasis i Nou Barris, Horta-Guinard\u00f3, Sant Andreu, Sarri\u00e0-Sarri\u00e0-Sant Gervasi och Sants-Montjuic.<\/p>\n<p>I ett prisintervall som liknar Valencias r\u00f6r sig \u00e4ven bostadsmarknaderna i Sevilla och M\u00e1laga. I Sevilla varierar de \u00e5rliga f\u00f6r\u00e4ndringarna mellan 3,6% och 17%; prisniv\u00e5n i de dyraste stadsdelarna \u00f6verstiger 3 000 euro\/m2, medan den i de billigaste ligger under 2 000 euro\/m2. I M\u00e1laga \u00e4r situationen d\u00e4remot mer anstr\u00e4ngd, eftersom denna indikator ligger under 2 000 euro\/m2 i endast en stadsdel.<\/p>\n<h2>Huvudst\u00e4der och provinser: rekord, Alicante och st\u00e4der i Valencianska regionen<\/h2>\n<p>Under fj\u00e4rde kvartalet 2025 \u00f6versteg de nominella toppniv\u00e5erna fr\u00e5n 2007 \u00e5rs \u201cbubbla\u201d 10 provinshuvudst\u00e4der (i f\u00f6reg\u00e5ende kvartal \u2013 7). Till st\u00e4derna Palma, Madrid, M\u00e1laga, Santa Cruz de Tenerife, Valencia, Pontevedra och Melilla lades La Coru\u00f1a, San Sebasti\u00e1n och Alicante. Men med h\u00e4nsyn till inflationen n\u00e5r ingen av dessa huvudst\u00e4der upp till de n\u00e4mnda toppniv\u00e5erna; n\u00e4rmast \u00e4r Palma, som ligger 7% under.<\/p>\n<p>I rankningen \u00f6ver de dyraste huvudst\u00e4derna ligger Madrid p\u00e5 f\u00f6rsta plats (4 883 euro\/m2), f\u00f6ljt av San Sebasti\u00e1n (4 791 euro\/m2) och Barcelona (4 270 euro\/m2). De mest budgetv\u00e4nliga alternativen finns i Zamora (1 171 euro\/m2), Ciudad Real (1 220 euro\/m2) och Lugo (1 232 euro\/m2).<\/p>\n<p>Bland Spaniens provinser ligger <a href=\"https:\/\/alegria-realestate.com\/sv\/sale\/alicante\">Alicante<\/a> p\u00e5 andra plats i pris\u00f6kning efter Madrid (19,6%, 3 799 euro\/m2), d\u00e4r bost\u00e4derna steg med 17% p\u00e5 ett \u00e5r till 1 823 euro\/m2. Trots detta \u00f6verstiger den genomsnittliga bostadskostnaden i nio provinser genomsnittet f\u00f6r Alicante.<\/p>\n<p>N\u00e4r det g\u00e4ller provinshuvudst\u00e4derna i Valencianska regionen \u00e4r priset per 1 kv.m 2 639 euro i Valencia, 1 980 euro i Alicante och 1 291 euro i Castell\u00f3n. J\u00e4mf\u00f6rt med de historiska topparna 2007\u20132008 \u00e4r priserna i Valencia redan 9,2% h\u00f6gre och i Alicante 0,9% h\u00f6gre. S\u00e4rskilt anm\u00e4rkningsv\u00e4rt \u00e4r Castell\u00f3n, d\u00e4r de nuvarande priserna \u00e4r 31,7% l\u00e4gre.<\/p>\n<h2>Kommuner: Benidorm, Torrevieja, Orihuela och Torrent<\/h2>\n<p>Dessutom analyserar Tinsa kommunmarknaden med h\u00e4nsyn till befolkningst\u00e4thet och f\u00f6rs\u00e4ljningsvolym, men utan att r\u00e4kna med provinshuvudst\u00e4derna. I Valencianska regionen ligger <a href=\"https:\/\/alegria-realestate.com\/sv\/sale\/benidorm\">Benidorm<\/a> p\u00e5 f\u00f6rsta plats \u2013 2 398 euro\/m2, vilket \u00e4r 19,1% mer \u00e4n f\u00f6rra \u00e5ret. Efter Benidorm f\u00f6ljer <a href=\"https:\/\/alegria-realestate.com\/sv\/sale\/torrevieja\">Torrevieja<\/a> (1 858 euro\/m2) och <a href=\"https:\/\/alegria-realestate.com\/sv\/sale\/orihuela-costa\">Orihuela<\/a> (1 816 euro\/m2), som ocks\u00e5 tillh\u00f6r provinsen Alicante. P\u00e5 fj\u00e4rde plats finns en stad i provinsen Valencia \u2013 <a href=\"https:\/\/alegria-realestate.com\/sv\/sale\/valencia\/torrent\">Torrent<\/a> (1 572 euro\/m2).<\/p>\n<h2>Boendeprisernas tillg\u00e4nglighet och bol\u00e5nebelastning<\/h2>\n<p>Slutligen analyserades ett teoretiskt \u00e5rligt m\u00e5tt p\u00e5 ekonomisk belastning \u2013 en indikator som modellerar den andel av den disponibla inkomsten som ett genomsnittligt hush\u00e5ll skulle beh\u00f6va l\u00e4gga p\u00e5 betalningen av det f\u00f6rsta \u00e5ret av ett bol\u00e5n p\u00e5 80% av v\u00e4rdet av en genomsnittlig bostad. Syftet med denna indikator \u00e4r att bed\u00f6ma hur tillg\u00e4ngligt det \u00e4r f\u00f6r en genomsnittlig familj att k\u00f6pa sin f\u00f6rsta bostad i olika regioner. Det visade sig att i Valencianska regionens huvudstad l\u00e4gger familjer mer \u00e4n 45% av sin inkomst p\u00e5 bol\u00e5nebetalningar under det f\u00f6rsta \u00e5ret.<\/p>\n<p>P\u00e5 provinsniv\u00e5 \u00e4r situationen mest anstr\u00e4ngd i M\u00e1laga och p\u00e5 Balearerna \u2013 58% respektive 49%. D\u00e4refter f\u00f6ljer Madrid (43%), C\u00e1diz (42%) och Alicante (41%). I \u00e5tta provinser (de som n\u00e4mns ovan, samt Sevilla, Kantabrien och Barcelona) \u00f6verskrids en rimlig niv\u00e5 av tillg\u00e4nglighet som uppskattas till 35%.<\/p>\n<p>Denna niv\u00e5 \u00f6verskrids i huvudst\u00e4derna i 15 av 52 provinser, och mest av allt \u2013 i C\u00e1diz (58%), Madrid (56%), San Sebasti\u00e1n, M\u00e1laga (55% vardera) och Barcelona (53%). D\u00e4refter, med niv\u00e5er fr\u00e5n 40% till 50%, f\u00f6ljer Sevilla, Valencia, Granada, Santander, Palma och Salamanca, och i intervallet 35\u201340% ligger Pamplona, Bilbao, Alicante och La Coru\u00f1a.
