Det m\u00e5ste vara notariellt bevittnat. Notarien \u00e4r skyldig att kontrollera inneh\u00e5llet i dokumentet en extra g\u00e5ng och f\u00f6rklara det f\u00f6r klienten. Tveka inte att st\u00e4lla fr\u00e5gor till din notarie och skriv inte under dokumentet f\u00f6rr\u00e4n du \u00e4r s\u00e4ker p\u00e5 att all information som anges \u00e4r korrekt.<\/p>\n<h3>Uppgifter i la escritura<\/h3>\n<p>F\u00f6rutom alla siffror som anges i k\u00f6peavtalet m\u00e5ste lagfartsbeviset inneh\u00e5lla f\u00f6ljande information:<\/p>\n<ul>\n<li>Fastighetens status. Notarien \u00e4r skyldig att g\u00f6ra en slutlig kontroll av fastighetens situation (till exempel kontrollera om det finns bol\u00e5n p\u00e5 den).<\/li>\n<li>Bekr\u00e4ftelse p\u00e5 betalning av fastighetsskatt (IBI). Notarien ska bifoga en kopia av kvittot p\u00e5 IBI-betalningen fr\u00e5n s\u00e4ljaren.<\/li>\n<li>Ett intyg fr\u00e5n comunidaden om att det inte finns n\u00e5gra skulder i den tidigare \u00e4garens namn. Om ett s\u00e5dant dokument saknas skriver k\u00f6paren under k\u00f6pehandlingen \u00abp\u00e5 egen risk\u00bb. Om det senare uppt\u00e4cks skulder till comunidaden f\u00f6r de senaste 3 \u00e5ren kommer dessa att kr\u00e4vas in av den nye \u00e4garen. F\u00f6r att undvika detta rekommenderar vi starkt att man skaffar ett intyg om skuldfrihet.<\/li>\n<li>F\u00f6rdelning av extra kostnader mellan parterna.<\/li>\n<li>Notariens arvode med en tydlig specifikation av de taxor och avgifter som till\u00e4mpas. Innan dokumentet undertecknas m\u00e5ste parterna noggrant g\u00e5 igenom inneh\u00e5llet i la escritura. N\u00e4r parterna har undertecknat la escritura publica registreras dokumentet i fastighetsregistret (el Registro de la Propiedad).<\/li>\n<\/ul>\n<h2>Skatter och andra dokument<\/h2>\n<p>Innan la escritura publica registreras i fastighetsregistret (el Registro de la Propiedad) m\u00e5ste skatterna betalas. F\u00f6r detta kr\u00e4vs licensen la licencia de primer a (o segunda) ocupacion, som \u00f6verl\u00e4mnas av s\u00e4ljaren.
