Samtidigt som priserna forts\u00e4tter att stiga stadigt minskar inte andelen utl\u00e4ndskt kapital p\u00e5 den lokala bostadsmarknaden, och 2025 \u00f6versteg den \u00e5terigen genomsnittet f\u00f6r hela Spanien med tv\u00e5 g\u00e5nger.<\/p>\n<p>Enligt den senaste rapporten fr\u00e5n Spaniens fastighetsregistratorers f\u00f6rening st\u00e5r utl\u00e4nningars bostadsk\u00f6p i Valenciaregionen f\u00f6r 27,65%, j\u00e4mf\u00f6rt med 13,82% av den totala k\u00f6psvolymen som denna grupp genomf\u00f6r p\u00e5 den nationella marknaden. Endast Balearerna ligger f\u00f6re, d\u00e4r utl\u00e4ndskt kapital st\u00e5r f\u00f6r 29,86% av denna typ av transaktioner. D\u00e4refter f\u00f6ljer Kanarie\u00f6arna (25,65%), Murcia (21,42%), Katalonien (15,57%) och Andalusien (13,34%).<\/p>\n<h2>Utl\u00e4ndska k\u00f6pare och transaktioner fr\u00e5n 500 000 euro<\/h2>\n<p>12,22% av det totala antalet bostadsk\u00f6p som gjordes av utl\u00e4nningar i Valenciaregionen genomf\u00f6rdes f\u00f6r ett belopp som var lika med eller \u00f6versteg 500 000 euro, vilket \u00e4r den h\u00f6gsta niv\u00e5n n\u00e5gonsin (10,76% \u00e5r 2024). 47% av dessa k\u00f6p gjordes av medborgare fr\u00e5n l\u00e4nder utanf\u00f6r EU.<\/p>\n<p>\u00c5r 2025 k\u00f6ptes bost\u00e4der i Valenciaregionen oftast av:<\/p>\n<ul>\n<li>nederl\u00e4ndare (10,22%), som tr\u00e4ngde undan britterna (8,48%) fr\u00e5n f\u00f6rsta plats;<\/li>\n<li>medborgare fr\u00e5n Belgien (7,51%);<\/li>\n<li>Polen (7,25%);<\/li>\n<li>Ukraina (5,92%);<\/li>\n<li>Tyskland (5,81%);<\/li>\n<li>Rum\u00e4nien (4,50%);<\/li>\n<li>Frankrike (4,35%);<\/li>\n<li>Sverige (3,82%);<\/li>\n<li>Marocko (2,93%).<\/li>\n<\/ul>\n<h2>Alicante, Castell\u00f3n och Valencia \u00f6versteg det nationella genomsnittet<\/h2>\n<p>Alicante avslutade 2025 som den fr\u00e4msta spanska provinsen n\u00e4r det g\u00e4ller antalet bostadsk\u00f6p per tusen inv\u00e5nare \u2013 25,86; Castell\u00f3n (22,61) tog andra plats, medan Valencia (14,63) hamnade p\u00e5 24:e plats. D\u00e4rmed l\u00e5g alla tre valencianska provinser \u00f6ver det nationella genomsnittet, som uppgick till 14,27.<\/p>\n<p>I absoluta tal hamnade Valenciaregionen p\u00e5 tredje plats i rankningen av autonoma regioner tack vare 108 608 registrerade k\u00f6p- och f\u00f6rs\u00e4ljningstransaktioner (varav 18 439 avs\u00e5g nyproducerade bost\u00e4der), vilket \u00e4r 5% mer \u00e4n f\u00f6reg\u00e5ende \u00e5r. Fler transaktioner registrerades endast i Andalusien och Katalonien \u2013 141 284 respektive 112 105, medan den autonoma regionen Madrid placerade sig p\u00e5 fj\u00e4rde plats (81 484). Bland provinserna tog Alicante tredje plats (53 385), och Valencia fj\u00e4rde plats (40 839).<\/p>\n<h2>Bol\u00e5n och bostadspriser 2025<\/h2>\n<p>\u00c5r 2025 avslutades med en \u00f6kning p\u00e5 14,5% av antalet <a href=\"https:\/\/alegria-realestate.com\/sv\/service\/mortgage-in-spain\">bol\u00e5n<\/a> som tecknades i Spanien \u2013 upp till 498 500 (63 000 fler \u00e4n 2024). I Valenciaregionen tecknades 60 126 bol\u00e5n (+21,13%), vilket placerar regionen p\u00e5 fj\u00e4rde plats i rankningen efter Andalusien, Katalonien och Madrid. Dessa fyra autonoma regioner st\u00e5r f\u00f6r 63,6% av det totala antalet bol\u00e5n som registrerats i hela landet.<\/p>\n<p>Det genomsnittliga priset per kvadratmeter bostad i Valenciaregionen steg med 10,6% till 1813 euro, vilket \u00e4r den nionde h\u00f6gsta niv\u00e5n i Spanien. Den genomsnittliga m\u00e5natliga bol\u00e5nebetalningen per bostadsobjekt uppgick till 769 euro (+4,2%), och dess andel av l\u00f6nen till 32,67% (+0,31%).
