I praktiken finns det m\u00e5nga andra kostnader, inklusive skatter, som man m\u00e5ste r\u00e4kna med f\u00f6r att kunna genomf\u00f6ra aff\u00e4ren och bli \u00e4gare till en bostad i Spanien.<\/p>\n<p>V\u00e4rdering av bostaden, notarieavgifter, registrering och tillh\u00f6rande skatter (IVA, ITP m.fl.) uppg\u00e5r tillsammans till cirka 10\u201312 % av k\u00f6peskillingen, beroende p\u00e5 region (autonom region). Allt detta \u00e4r obligatoriska kostnader som h\u00e4nger ihop med k\u00f6p och f\u00f6rs\u00e4ljning av fastigheter, \u00e4ven om den slutliga \u201dnotan\u201d man f\u00e5r betala beror p\u00e5 flera omst\u00e4ndigheter.<\/p>\n<p>En av kostnaderna som man b\u00f6r t\u00e4nka p\u00e5 vid k\u00f6p av vilken bostad som helst \u00e4r notarieavgiften. Dessa avgifter regleras av staten, och alla notarier tar ut samma belopp f\u00f6r samma tj\u00e4nster \u2013 0,2\u20130,5 % av priset p\u00e5 den fastighet som k\u00f6ps. Till exempel f\u00e5r man f\u00f6r en l\u00e4genhet p\u00e5 100 000 euro r\u00e4kna med cirka 850 euro, och f\u00f6r en bostad p\u00e5 250 000 euro \u2013 omkring 1 000 euro.<\/p>\n<p>Registrering av de handlingar som undertecknats hos notarie i fastighetsregistret kostar ocks\u00e5 pengar. \u00c4ven dessa avgifter fastst\u00e4lls i lag och beror direkt p\u00e5 bostadens pris. Registreringsavgifterna ligger p\u00e5 0,1\u20130,25 %, normalt omkring 400\u2013650 euro.<\/p>\n<p>De enda icke-obligatoriska kostnaderna vid k\u00f6p eller f\u00f6rs\u00e4ljning av en bostad \u00e4r kostnaderna f\u00f6r en byr\u00e5 eller gestor som kunden kan anlita f\u00f6r att sk\u00f6ta skattedeklarationer och annan dokumentation. I de flesta fall beh\u00f6vs dessa tj\u00e4nster, som brukar kosta runt 300 euro, bara om k\u00f6pet finansieras med bol\u00e5n.<\/p>\n<p>N\u00e4r det g\u00e4ller skatter vid k\u00f6p av nyproducerad bostad \u00e4r den viktigaste skatten IVA (moms), som \u00e5r 2026 uppg\u00e5r till 10 % av bostadens beskattningsbara v\u00e4rde. P\u00e5 Kanarie\u00f6arna \u00e4r den allm\u00e4nna indirekta skatten (IGIC) satt till 6,5 %. F\u00f6r offentligt subventionerade bost\u00e4der kan IVA vara 4 %, men detta beror p\u00e5 regionen och bostadstypen.<\/p>\n<p>D\u00e4rtill kommer st\u00e4mpelskatten (IAJD), som betalas av k\u00f6paren och vars niv\u00e5 varierar mellan de olika autonoma regionerna. F\u00f6ljande procentsatser g\u00e4ller f\u00f6r en permanentbostad v\u00e4rd 150 000 euro:<\/p>\n<ul>\n<li>Murcia \u2013 2 %<\/li>\n<li>Arag\u00f3n, Cantabria, Castilla-La Mancha, Castilla y Le\u00f3n, Katalonien, Extremadura, Galicien \u2013 1,5 %<\/li>\n<li>Andalusien, Asturien, Balearerna \u2013 1,2 %<\/li>\n<li>Kanarie\u00f6arna, La Rioja \u2013 1 %<\/li>\n<li>Madrid \u2013 0,75 %<\/li>\n<li>Navarra, Ceuta, Melilla \u2013 0,5 %<\/li>\n<li>Valencianska regionen \u2013 0,1 %<\/li>\n<li>Baskien \u2013 0 %<\/li>\n<\/ul>\n<p>Vid k\u00f6p och f\u00f6rs\u00e4ljning av begagnade (andrahand) bost\u00e4der \u00e4r den viktigaste skatten \u00f6verl\u00e5telseskatt (ITP). I detta fall beror beloppet p\u00e5 procentsatsen som till\u00e4mpas p\u00e5 den beskattningsbara k\u00f6peskillingen samt p\u00e5 vilken region bostaden ligger i, men generellt brukar skatten ligga mellan 6 % och 10 %. F\u00f6r n\u00e4rvarande g\u00e4ller f\u00f6ljande satser f\u00f6r vanliga bost\u00e4der:<\/p>\n<ul>\n<li>Katalonien, Valencianska regionen, Galicien \u2013 10 %<\/li>\n<li>Cantabria, Castilla-La Mancha \u2013 9 %<\/li>\n<li>Arag\u00f3n, Asturien, Balearerna, Castilla y Le\u00f3n, Extremadura, Murcia \u2013 8 %<\/li>\n<li>Andalusien, La Rioja \u2013 7 %<\/li>\n<li>Kanarie\u00f6arna \u2013 6,5 %<\/li>\n<li>Madrid, Navarra, Ceuta, Melilla \u2013 6 %<\/li>\n<li>Baskien \u2013 4 %<\/li>\n<\/ul>\n<p>Det \u00e4r v\u00e4rt att n\u00e4mna att l\u00e4gre skattesatser normalt till\u00e4mpas f\u00f6r barnrika familjer, personer med funktionsneds\u00e4ttning och unga k\u00f6pare, samt f\u00f6r bost\u00e4der bel\u00e4gna p\u00e5 landsbygden. I Madrid betalar till exempel barnrika familjer 4 % i ITP om den k\u00f6pta bostaden blir deras permanenta boende. Dessutom f\u00e5r de d\u00e4r en skatterabatt p\u00e5 95 % p\u00e5 IAJD-beloppet.<\/p>\n<p>Om k\u00f6paren planerar att ans\u00f6ka om bol\u00e5n m\u00e5ste hen betala f\u00f6r en v\u00e4rdering, p\u00e5 vars grundval banken best\u00e4mmer vilken finansieringsgrad som kan erbjudas. Vanligtvis finansieras 80 % av k\u00f6peskillingen eller v\u00e4rderingsbeloppet, \u00e4ven om l\u00e5net i vissa fall kan uppg\u00e5 till 90\u2013100 %.<\/p>\n<p>\u00c5r 2026 ligger kostnaden f\u00f6r en v\u00e4rdering mellan 250 och 600 euro, beroende p\u00e5 vilken organisation som utf\u00f6r den och vilken typ av bostad det g\u00e4ller. V\u00e4rderingsutl\u00e5tandet \u00e4r giltigt i 6 m\u00e5nader fr\u00e5n utf\u00e4rdandedatumet.<\/p>\n<p>Uppl\u00e4ggningsavgiften f\u00f6r bol\u00e5net kan uppg\u00e5 till 2 % av l\u00e5nebeloppet, enligt \u00f6verenskommelse med banken. Denna avgift dras dessutom direkt av fr\u00e5n det belopp som betalas ut till l\u00e5ntagaren. Det \u00e4r viktigt att k\u00e4nna till att om banken tar ut denna avgift utan tydlig f\u00f6rhandsinformation anses det vara en otillb\u00f6rlig praxis.<\/p>\n<p>Om k\u00f6paren anlitar en gestor eller byr\u00e5 tar de hand om allt pappersarbete och alla betalningar. N\u00f6dv\u00e4ndiga medel m\u00e5ste d\u00e5 \u00f6verf\u00f6ras till byr\u00e5n n\u00e5gra dagar innan k\u00f6pebrevet undertecknas. N\u00e4r k\u00f6paren v\u00e4ljer att sk\u00f6ta alla formaliteter sj\u00e4lv m\u00e5ste hen betala notariens och registratorns fakturor i samband med bes\u00f6ket hos notarien.<\/p>\n<p>N\u00e4r det g\u00e4ller skatterna betalas IVA och IGIC direkt till s\u00e4ljaren, medan ITP och IAJD betalas till skattemyndigheten i k\u00f6parens autonoma region. Sammantaget uppg\u00e5r kostnader och skatter i samband med bostadsk\u00f6pet till ungef\u00e4r 10\u201312 % av bostadens pris, beroende p\u00e5 region. Sedan den 1 januari 2022 \u00e4r den skattepliktiga grunden inte l\u00e4ngre det \u201dfaktiska\u201d priset i kontraktet, utan ett \u201dmarknadsv\u00e4rde\u201d som best\u00e4ms utifr\u00e5n det kadastrala referensv\u00e4rdet. Att ange en f\u00f6r l\u00e5g skattebas kan leda till skatterevisioner.<\/p>\n<p>De som k\u00f6pte sitt hem f\u00f6re den 1 januari 2013 och fortfarande betalar av p\u00e5 sitt bol\u00e5n kan utnyttja ett avdrag f\u00f6r f\u00f6rv\u00e4rv av permanentbostad. Detta avdrag g\u00f6r det m\u00f6jligt att spara upp till 15 % av det belopp som investerats i k\u00f6pet, inom vissa \u00e5rliga gr\u00e4nser.
