I st\u00e4llet f\u00f6r den l\u00e5nga officiella ben\u00e4mningen anv\u00e4nds oftare det kortare namnet <strong>Plusval\u00eda Municipal<\/strong>.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Plusval\u00eda Municipal i Spanien \u00e4r en kommunal skatt; d\u00e4rf\u00f6r regleras skattesatser, l\u00e4ttnader och m\u00f6jligheten till avbetalning p\u00e5 lokal niv\u00e5. I olika kommuner kan aff\u00e4rer med samma belopp kr\u00e4va att olika skattebelopp betalas, trots att de grundl\u00e4ggande ber\u00e4kningsprinciperna \u00e4r desamma i hela landet. Som standard till\u00e4mpas den andra metoden \u2013 den objektiva. Skatten Plusval\u00eda Municipal tas ut p\u00e5 v\u00e4rde\u00f6kningen p\u00e5 den tomt d\u00e4r fastigheten \u00e4r bel\u00e4gen. N\u00e4r en bostad eller en kommersiell lokal k\u00f6ps har marken ett visst v\u00e4rde. Man utg\u00e5r fr\u00e5n att den omgivande infrastrukturen har f\u00f6rb\u00e4ttrats vid tidpunkten f\u00f6r f\u00f6rs\u00e4ljningen, att en allm\u00e4n pris\u00f6kning och inflation har skett och att marken d\u00e4rf\u00f6r har stigit i v\u00e4rde. Det \u00e4r just denna \u201dv\u00e4rde\u00f6kning\u201d som kommunerna f\u00f6rs\u00f6ker beskatta.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Skyldigheten att betala Plusval\u00eda Municipal uppst\u00e5r inte bara vid f\u00f6rs\u00e4ljning av fastighet i Spanien, utan \u00e4ven n\u00e4r man f\u00e5r fastighet genom arv eller g\u00e5va.<\/span><\/p>\n<h2><b>Metoder f\u00f6r att ber\u00e4kna Plusval\u00eda Municipal \u00e5r 2026<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Metoden f\u00f6r objektiv ber\u00e4kning tar inte h\u00e4nsyn till den faktiska vinsten utan utg\u00e5r fr\u00e5n hur l\u00e4nge fastigheten har \u00e4gts:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Hur den ber\u00e4knas: man utg\u00e5r fr\u00e5n markens taxeringsv\u00e4rde\/kadastrala v\u00e4rde (det anges p\u00e5 kvittot f\u00f6r fastighetsskatten <\/span><a href=\"https:\/\/alegria-realestate.com\/sv\/articles\/ibi-tax-in-spain\"><span style=\"font-weight: 400;\">IBI<\/span><\/a><span style=\"font-weight: 400;\">), till\u00e4mpar en koefficient som beror p\u00e5 hur m\u00e5nga \u00e5r fastigheten har \u00e4gts, och d\u00e4refter den g\u00e4llande procentsatsen p\u00e5 det slutliga resultatet.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">F\u00f6r vem den \u00e4r f\u00f6rdelaktig: i regel f\u00f6r dem som s\u00e4ljer en fastighet som har stigit kraftigt i verkligt marknadsv\u00e4rde, men d\u00e4r det kadastrala v\u00e4rdet har varit relativt stabilt. Detta \u00e4r en \u201dmatematisk\u201d metod som inte tar h\u00e4nsyn till sv\u00e4ngningar p\u00e5 fastighetsmarknaden.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Koefficienter och skattesatser best\u00e4ms p\u00e5 kommunal niv\u00e5. P\u00e5 statlig niv\u00e5 fastst\u00e4lls maxv\u00e4rden som kommunerna inte f\u00e5r \u00f6verskrida. \u00c5r 2026 lade regeringen fram ett initiativ om att h\u00f6ja koefficienterna (i syfte att \u201dbestraffa\u201d spekulativa aff\u00e4rer, s\u00e4rskilt under de f\u00f6rsta 15 \u00e5ren av innehav), men lagf\u00f6rslaget godk\u00e4ndes inte, och de maximala koefficienterna f\u00f6rblev p\u00e5 2024 \u00e5rs niv\u00e5.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Metoden f\u00f6r verklig ber\u00e4kning bygger p\u00e5 den faktiska vinsten fr\u00e5n f\u00f6rs\u00e4ljningen av fastighet i Spanien:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Hur den ber\u00e4knas: ink\u00f6pspriset dras av fr\u00e5n f\u00f6rs\u00e4ljningspriset. P\u00e5 den erh\u00e5llna skillnaden till\u00e4mpas en procentsats som speglar markv\u00e4rdets andel av fastighetens totala kadastrala v\u00e4rde (andelen kan ber\u00e4knas utifr\u00e5n uppgifterna p\u00e5 kvittot f\u00f6r fastighetsskatten IBI), och d\u00e4refter till\u00e4mpas den procentsats som g\u00e4ller i kommunen p\u00e5 slutresultatet.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">F\u00f6r vem den \u00e4r f\u00f6rdelaktig: f\u00f6r dem som s\u00e4ljer en fastighet kort tid efter k\u00f6pet eller p\u00e5 en marknad med minimal pris\u00f6kning. Enligt den senaste IBI-r\u00e4kningen uppg\u00e5r fastighetens kadastrala v\u00e4rde till 55 000 \u20ac, varav: 15 000 \u20ac \u00e4r markens kadastrala v\u00e4rde och 40 000 \u20ac \u00e4r byggnadens kadastrala v\u00e4rde.<\/span><\/i><\/p>\n<p><i><span style=\"font-weight: 400;\">Plusval\u00eda Municipal att betala: 405,00 \u20ac enligt metoden f\u00f6r objektiv ber\u00e4kning och 7 853,76 \u20ac enligt metoden f\u00f6r verklig ber\u00e4kning.<\/span><\/i><\/p>\n<p><b>Exempel 2.<\/b> <i><span style=\"font-weight: 400;\">Givet: i juli 2005 k\u00f6ptes en bungalow i Benidorm f\u00f6r 155 000 \u20ac, och i mars 2026 s\u00e5ldes den f\u00f6r 160 000 \u20ac. Enligt den senaste IBI-r\u00e4kningen uppg\u00e5r fastighetens kadastrala v\u00e4rde till 55 000 \u20ac, varav: 15 000 \u20ac \u00e4r markens kadastrala v\u00e4rde och 40 000 \u20ac \u00e4r byggnadens kadastrala v\u00e4rde.<\/span><\/i><\/p>\n<p><i><span style=\"font-weight: 400;\">Plusval\u00eda Municipal att betala: 1 800,00 \u20ac enligt metoden f\u00f6r objektiv ber\u00e4kning och 409,05 \u20ac enligt metoden f\u00f6r verklig ber\u00e4kning.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Som vi n\u00e4mnde ovan till\u00e4mpas metoden f\u00f6r objektiv ber\u00e4kning som standard. F\u00f6r att anv\u00e4nda metoden f\u00f6r verklig ber\u00e4kning m\u00e5ste man:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">l\u00e4gga fram det f\u00f6rsta k\u00f6pebrevet f\u00f6r notarien som bestyrker aff\u00e4ren, d\u00e4r ink\u00f6pspriset anges (vid erh\u00e5llande av fastigheten som g\u00e5va eller arv \u2013 motsvarande notariehandling);<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">vid undertecknandet av aff\u00e4ren bifoga en skriftlig f\u00f6rklaring om avsikten att anv\u00e4nda metoden f\u00f6r verklig ber\u00e4kning p\u00e5 grundval av den erh\u00e5llna vinsten.<\/span><\/li>\n<\/ul>\n<h2><b>Vem \u00e4r skyldig att betala Plusval\u00eda Municipal i Spanien?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Skatten Plusval\u00eda Municipal betalas av fastighetens s\u00e4ljare. Men skyldigheterna att h\u00e5lla inne, deklarera och betala in beloppet till budgeten kan f\u00f6rdelas p\u00e5 f\u00f6ljande s\u00e4tt:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">p\u00e5 s\u00e4ljaren sj\u00e4lv, om han eller hon \u00e4r skatteresident i Spanien;<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">p\u00e5 k\u00f6paren, om s\u00e4ljaren inte \u00e4r skatteresident i Spanien. I detta fall h\u00e5lls det n\u00f6dv\u00e4ndiga beloppet inne av k\u00f6paren fr\u00e5n s\u00e4ljaren vid uppr\u00e4ttandet av k\u00f6pebrevet och slutregleringen av aff\u00e4ren i n\u00e4rvaro av notarien. Det vill s\u00e4ga att s\u00e4ljaren fortfarande \u00e4r den som betalar skatten, men den administrativa proceduren f\u00f6r deklaration och inbetalning av det inneh\u00e5llna beloppet blir k\u00f6parens ansvar.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Skatten ska betalas inom 30 arbetsdagar fr\u00e5n det att aff\u00e4ren undertecknas hos notarien. Det \u00e4r viktigt att inte missa tidsfristen, eftersom f\u00f6rseningsavgifter kan uppg\u00e5 till mellan 5 % och 20 %. Kommunerna fastst\u00e4ller ofta skattel\u00e4ttnader vid aff\u00e4rer som g\u00e4ller permanentbostad eller vid arv.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Om en fastighet i Spanien s\u00e4ljs utan vinst eller med f\u00f6rlust uppst\u00e5r ingen skyldighet att betala Plusval\u00eda Municipal, eftersom metoden f\u00f6r verklig ber\u00e4kning d\u00e5 ger ett negativt resultat.
