The Conselleria de Economía Sostenible has authorised a new shopping and leisure centre in Valencia in the Turianova neighbourhood (which will have 2,400 homes) next to the Nueva Fe hospital. The new complex will have 77,000 square metres with shopping and leisure areas and will have a strong sporting emphasis. The developers are looking to complement the Casal Arena with football fields and basketball courts. Sources close to the project stressed that the complex will be more leisurely than commercial. The initiative includes state-of-the-art office and hotel towers to cover the demand generated by the La Fe hospital.

The project is being promoted by AQ Acentor, a real estate developer owned by the German fund Aquila Capital, which is developing the construction of 1,200 homes in Turianova (half of the total). The new commercial complex has not suffered the same obstacles as other projects such as Puerto Mediterráneo. Sources from the Conselleria de Economía Sostenible explained that the Dirección General de Comercio (General Directorate for Commerce) has given the green light to the project because it “fulfilled all the requirements”. The developer is negotiating with a leading multinational to act as the locomotive for the leisure complex. The deal is not yet closed.

The real estate consultancy Olivares Consultores is marketing the 1,200 homes developed by AQ Acentor and all the tertiary space. The authorisation from the Conselleria de Economía Sostenible includes the development of 77,000 square metres of commercial and leisure areas, and facilities for hotel, sports, collective residential (probably a residence for the elderly) and services to complete the 168,000 square metres of tertiary space.

Yolanda Lozano, managing director of Olivares Consultores, said that in principle, three towers will be built. One of them will be an office tower, the other a hotel and the third a residence. The offices are state-of-the-art. All real estate consultants agree that new shopping centres only make sense if they combine these types of services in the face of the pull of electric commerce. The shopping area is on one floor and with very open spaces (like Bonaire). It has not yet been determined whether companies such as Inditex will enter.

The architect Fernando Sánchez de las Matas has designed the complex and the project has the participation of SiGLA and the Valencian companies Bertolín and Grupotec.
