Eixample is the Cerdà grid: wide avenues, buildings from the turn of the last century, tall windows — though not every staircase has a lift. Rambla de Catalunya and Enric Granados hold the top of the district, where a four-bedroom home sells for €1,895,000.

Ciutat Vella covers the Gothic Quarter, El Born and El Raval. Floor areas are smaller and layouts irregular, but the sea and the main station are within walking distance. The area never sleeps, so quiet is not part of the deal.

Gràcia has kept the feel of a separate town: low buildings, squares lined with café terraces, streets without through traffic.

Sant Martí is the main area of new construction. In Poblenou former factories became housing and offices for the technology quarter known as 22@, and the price per metre rose 11.1% over the year. Next to it, Diagonal Mar offers towers right by the beach.

Sarrià-Sant Gervasi and Les Corts occupy the upper city on the hillside — private schools, parks, little traffic. Families buying here tend to stay for years.

An apartment in Barcelona for foreigners is available on exactly the same terms as for Spanish nationals: no quotas, no special permits. The paperwork comes down to a passport, an NIE number and a Spanish bank account.

Apartments for sale in Barcelona for permanent residence free the owner from the seasonality that resort buyers face. Schools, clinics, transport and shops operate all twelve months rather than from May to September.

The second limit concerns short lets. Tourist licences will not be renewed after 24 November 2028 and no new ones have been issued since 2017, so any calculation for a city property is built around an annual tenant.

Annual costs for a non-resident owner:

  • income tax on rent — 19% for EU citizens, 24% for everyone else

  • vacant homes are taxed as well: 1.1% of the cadastral value, or 2% where the valuation is outdated

  • the municipal IBI charge, the community fee and insurance

The resale index for the city reached €5,354 per m² by July 2026 — 6.29% higher than a year earlier. Growth is uneven: Nou Barris added 14.5%, Sarrià-Sant Gervasi 14.2% and Eixample 8.7%, meaning the outskirts are catching up faster than the centre itself is rising.

Demand from non-residents has strengthened. Over the first nine months of 2025 the city registered 3,002 foreign buyers, twice the 2021 figure. Borrowing has become cheaper at the same time: the Euribor settled around 2.24–2.26% and average rates on new loans hold within 2.9–3.1%.

Analysts expect a 3–6% rise in 2026, against double-digit growth in the two preceding years. The restraining factor is unchanged — a shortage of new supply. Building plots inside the city are practically gone, and converting industrial buildings into housing is slow work.
