The cost of villa in Costa Brava is assembled from three things: how close the house stands to the water, how much land comes with it and what opens from the terrace. Villas in Costa Brava for investment are a bet on scarcity above all else. The shoreline is boxed in by cliffs and conservation zones, and new plots by the water barely appear. Over the past year housing in Roses gained 16.21% in the segment above 100 m², while Lloret de Mar added 8.10%.

Investing in villas in Costa Brava is therefore built around price growth rather than rental flow. Long lets in Girona province are valued at €16 per m² a month, and short-term letting requires an urban planning licence: the regime covers 262 municipalities across Catalonia and grants permission for five years, with tourist units capped at ten per 100 residents.

Annual costs for a non-resident owner:

  • letting income is taxed at 19% for EU passport holders and at 24% for the rest

  • imputed income on an empty house — 1.1% of the cadastral value

  • wealth tax on assets above €500,000, at rates from 0.21% to 3.48%
