Mas Nou is a golf estate above Platja d'Aro. Houses ring the course and the beach is ten minutes down the hairpins. The format suits anyone after quiet and a gated plot rather than a promenade outside the window; the typical ticket runs €700,000 to €900,000.

Platja d'Aro is the one point on this coast where shopping streets and restaurants stay open all year. Property here is bought both to live in and to let, since the town does not empty in winter.

Tossa de Mar stands out for momentum. A metre of housing is valued at €3,731, and properties above 100 m² gained close to half their value over twelve months. A medieval fortress, a compact centre, and terrain that limits new construction.

Caldes de Malavella lies away from the sea, inland in Girona province. Thermal springs, an unhurried pace and the lowest prices among the towns listed here — a place for year-round living rather than a bathing season.

Begur closes the upper bracket. Sa Tuna, Sa Riera and Aiguablava are boxed in by rock, and the municipality releases virtually no new land, so the same properties change hands over and over.

Unfinished projects sit in new buildings in Costa Brava, where payments follow the construction schedule.

Benefits of buying a house in Costa Brava

Spanish law places no quota or permit in the way of anyone who wants to buy house in Costa Brava as a foreigner. Three items are needed: a passport, an NIE and a Spanish bank account.

What the coast offers:

  • a rocky, indented shoreline rather than one long beach, with private paths down to the water

  • Girona airport half an hour from most resorts, Barcelona around an hour away

  • the Cap de Creus and Montgrí reserves, closed to building entirely

  • Empordà cooking and the wineries of the same appellation

  • 38 minutes by rail between Girona and Barcelona

Seasonality deserves separate thought. Smaller coastal towns empty in winter: some restaurants close and buses run less often. Year-round living is easier in Platja d'Aro, Caldes de Malavella and closer to Girona.

There is also a practical point rarely considered before a purchase: sea air accelerates corrosion. Metal railings, gate mechanisms and pool equipment on the front line last markedly less than inland, and replacement should be budgeted from the start.

Houses in Costa Brava for investment earn in two ways: through capital growth and through long lets. The rate in Girona province is €16 per m² a month, so a 200 m² property returns about €3,200. An investment house in Costa Brava is therefore rarely a pure rental play.

Short-term letting runs into permits. A regional decree passed in November 2023 extended compulsory urban planning licences to 262 municipalities. Each licence runs five years, and no municipality may exceed ten tourist units per hundred inhabitants.

Investing in houses in Costa Brava works out properly only once the annual bill for a non-resident owner is on the table:

  • tax on rental income: 19% where the owner holds an EU passport, 24% otherwise

  • a property left empty is still assessed for income: 1.1% of the cadastral figure, doubling to 2% where the valuation is out of date

  • wealth tax once holdings pass €500,000, charged at 0.21% to 3.48%

  • plot upkeep, pool servicing and estate security

Growth is distributed very unevenly. Tossa de Mar added close to half on larger properties over the year, while neighbouring towns moved within ten per cent. That volatility means an averaged forecast for the coast has little use: the sums have to be run municipality by municipality.

The protected status of Cap de Creus and Montgrí closes off a substantial share of the shoreline. New projects appear inland, which keeps coastal houses a scarce commodity and shortens the time they spend on the market.

It is compulsory: the notary, the bank and the tax office all ask for the number. Two weeks is the usual turnaround, whether the application goes through a consulate at home or a police station here.
