According to the latest Idealista data, the average asking price for homes in Oviedo exceeded €2,000/m² in August, reaching €2,054/m². That is +17% year-on-year, +1.6% versus the previous quarter, and +1.1% compared with July 2025. Across Spain, the average reached €2,498/m² (+14% YoY). In Oviedo the figure is still below its historical peak of €2,179/m² logged in January 2009 during the real-estate boom.

Most expensive districts (€/m² and YoY change)

  • Centro–Casco Histórico: €2,539/m² (+19.3%).
  • Ciudad Naranco–Vallobín–La Florida: €2,188/m² (+25.1%).
  • Buenavista–Ería–Montecerrao: €2,104/m² (+17.9%).

Most affordable districts

  • San Claudio–Trubia–Las Caldas: €1,093/m² (+11.6%).
  • La Manjoya–Parroquias Sur: €1,148/m² (+2.4%).
  • Fozaneldi–Tenderina–Ventanielles: €1,637/m² (+24.3%).

New highs and notes

New record price levels were set in Ciudad Naranco–Vallobín–La Florida and La Manjoya–Parroquias Sur. The most expensive housing remains in Centro–Casco Histórico, although the average there is still 13.4% below 2008.
