The cost of apartment in Catalonia starts at €150,000 and reaches €1,895,000 — the current catalogue holds 320 listings spread across six parts of the region. Geography explains the gap: the same money buys a two-bedroom home by the beach on the Costa Dorada or a modest studio in the centre of the capital.
The region covers four coastlines plus its inland towns. Costa Dorada in the south, Costa Brava in the north, Maresme and Garraf beside the capital, then Barcelona itself and the towns of the Girona province. Each area keeps its own calendar: resort municipalities empty out in winter, while the metropolitan belt and Tarragona are lived in all year.
Three listings show the scale of the difference:
Calafell, Costa Dorada — three bedrooms on the first line, €374,000
a premium seafront scheme on the Costa Dorada — two bedrooms, €446,000
Diagonal Mar, Barcelona — four bedrooms, €850,000
Apartments for sale in Catalonia come from private owners, agencies and developers of new residences, and along the coast the share of new schemes runs noticeably higher than in the capital.
The regional catalogue with every property type is available in property in Catalonia. The smallest floor areas sit in studios in Catalonia, a top floor opening onto a terrace in penthouse in Catalonia, and offers in other parts of the country in apartments in Spain.

What any apartment for sale in Catalonia costs depends above all on the province: a single regional average describes neither the capital nor the southern coast.
City | Province | Price, €/m² |
Barcelona | Barcelona | 5,354 |
Roses | Girona | 3,814 |
Cambrils | Tarragona | 3,158 |
Lloret de Mar | Girona | 3,154 |
Catalonia, average | — | 2,591 |
Tarragona | Tarragona | 1,915 |
The top and bottom rows of the table differ almost threefold, while the drive between those two cities takes two hours. Hence a simple rule: choose the province and the town first, then compare individual listings.
Taxes and paperwork sit on top of the asking price. Resale housing carries a progressive scale from 10 to 13%, off-plan property 10% VAT plus 1.5% stamp duty. The notary, registration and legal support add 1–2%.
Prices on the listing cards appear in several currencies to make comparison easier, yet every stage of the deal — from reservation to the notary — is settled in euros.
The lowest entry point in the region belongs to cheap property in Catalonia.

You can buy apartment in Catalonia under four different scenarios, and the choice of coastline shapes both the budget and the way of life.
Costa Dorada is the south of the region: sandy beaches and the most affordable coastal prices. Cambrils trades at €3,158 per metre, neighbouring Salou at €3,123, while first-line homes in Calafell start from €374,000.
Costa Brava lies further north with a different landscape — rocky coves, pine slopes, small towns. Roses holds at €3,814 per m², Lloret de Mar at €3,154.
Maresme and Garraf are the coastal strips on either side of the capital. People buying apartment in Catalonia for a daily commute usually settle here: the train runs along the sea and the journey takes 30–45 minutes.
Tarragona stands apart at €1,915 per metre, with a Roman amphitheatre, a university and a working port. The city lives all year round, and prices gained just 2.38% over twelve months — against 13.4% regionally, that looks like room to grow.
An apartment in Catalonia inside the metropolitan belt costs the most, yet sells faster than anything else: demand there does not follow the season.
Buyers after a standalone building should open villas in Catalonia, houses in Catalonia or townhouses in Catalonia. Schemes at the construction stage are gathered in new buildings in Catalonia.

An apartment in Catalonia for foreigners carries no extra conditions under Spanish law. The document list is short: an international passport, an NIE number and a bank account opened in Spain.
Apartments for sale in Catalonia for permanent residence offer what single-season resorts cannot — infrastructure that works twelve months a year. Universities in Barcelona, Girona and Tarragona, international schools, hospitals and three airports within the region.
What the buyer gains:
four coastlines and the Pyrenean ski resorts two hours away
high-speed trains to Madrid and Valencia, direct services into France
an entry point from €150,000, below Madrid or the Balearics
ownership registered without any time limit and passed on by inheritance
a liquid market: regional resale housing gained 13.4% over the year
An apartment in Catalonia for expats is not a route to residency: the golden visa closed in 2025. Permits rest on other grounds — remote work, verified passive income, an employment contract or study.

Investing in apartments in Catalonia calls for a close look at local rental rules, which are stricter than in Andalusia or Valencia.
Worth knowing in advance:
262 municipalities require a separate planning licence for tourist letting
the licence runs for five years, with a cap of ten tourist homes per 100 residents
Barcelona will not renew permits: short lets in the city end in November 2028
in stressed market zones the rent under a new contract cannot exceed the reference index
Long-term letting faces softer limits and steadier demand: students in three university cities, staff of technology companies, families who have moved to the coast.
Each year a non-resident owner pays income tax on rent at 19% or 24% depending on nationality, tax on vacant months, the municipal IBI charge and building maintenance fees.
Regions with lighter short-let rules include Torrevieja, Alicante, Valencia, Benidorm, Malaga and Madrid. Offices, shops and warehouses on long leases are listed in commercial property in Catalonia.

Regional resale housing rose 13.4% over the year, and the growth reached all four provinces: Lleida added 13%, Barcelona 12.4%, Tarragona 12% and Girona 10.8%. The gap between provinces is narrowing as the periphery catches up with the capital.
The regional average of €2,591 per metre against €5,354 in Barcelona shows where the headroom remains: the Tarragona coast and inland Girona cost half the capital rate with the same sea and the same transport links.
The tax burden on buyers has grown. Since June 2025 the region has applied a progressive transfer tax: 10% on the first €600,000, then 11%, 12% and 13% above €1.5 million. Owners of more than ten properties are charged 20%.
Borrowing moved the other way. The Euribor holds near 2.25% and banks lend at 2.9–3.1% a year. Expensive tax alongside cheap credit pushes demand towards properties under €600,000, where the scale stays at its lowest step.
The catalogue covers all four coastlines and the metropolitan belt, with checked documents and prices kept current. A Russian-speaking specialist runs the transaction from the first shortlist to the notary's office.
Yes, neither nationality nor residence status matters. The buyer needs identification, a tax number for foreigners and an account opened with a local bank. Signing by power of attorney is possible, so travelling to Spain is not compulsory.
Barcelona, Tarragona and Girona suit year-round living. Costa Dorada and Costa Brava work for holidays and letting. Maresme and Garraf are chosen by those commuting to the capital.
Yes. Without the number no notary will certify the deed, no bank will open an account and no tax office will accept a payment. Allow one to two weeks: applications are accepted by consulates abroad and by police stations in Spain.
The regional catalogue includes:
• resort schemes offering a communal pool and a parking space
• seafront properties with a view terrace
• city apartments in the resale stock of Barcelona, Girona and Tarragona
• two-storey homes connected by a staircase inside the property
• studios with a combined kitchen and living area
New schemes bring modern engineering systems, a developer's guarantee and payments spread across the construction period. Against that: higher taxes than the first step of the resale scale, a wait of eighteen months to two years, and a narrow choice of locations, since coastal plots are nearly exhausted.
Yes, and most of the activity is on the coast. The Costa Dorada offers units in premium seafront schemes from €446,000, with individual projects also appearing in Girona and the suburbs of the capital.
Yes, regional resale housing rose 13.4% over twelve months. Lleida province grew fastest, Girona the slowest.
Count on two to three months. Within that period the NIE arrives, the account starts working, the lawyer completes the checks and the bank issues its decision. Paying without a loan shortens everything to four to six weeks.
The region added 13.4% in a year and the market opens at €150,000 — one of the lowest entry points on the Mediterranean coast. The case works best over a long horizon.
Three stand out. Tourist letting needs a licence across 262 municipalities; rents in stressed zones are capped by the reference index; and the purchase tax climbs to 13% on the priciest homes.
Yes. Non-resident borrowers are offered 60–70% of the appraised value, repayable over a maximum of twenty years. The balance and the fees come out of personal savings.
On the resale market the rate rises with the price, each step applying only to its own slice:
Price band | Tax rate |
up to €600,000 | 10% |
€600,001–900,000 | 11% |
€900,001–1,500,000 | 12% |
above €1,500,000 | 13% |
In resort municipalities they are, provided a licence and a free quota exist. In Barcelona short letting is being phased out, and current permits stop working in November 2028.
