Houses for sale in Catalonia

A house in Catalonia of the same size can cost three times less or three times more, depending on the province. A metre of housing runs at €5,354 in the regional capital and €1,915 in Tarragona, and two hours of motorway separate the two cities.

The selection holds 321 listings between €770,000 and €2,950,000, with four to twelve bedrooms. It spans six areas: the metropolitan belt around Barcelona, the Maresme, Garraf, Costa Brava and Costa Dorada shorelines, and the inland districts of Girona.

Three listings at a similar level show the difference:

  • Costa Dorada, a new build with four bedrooms — €890,000

  • a four-bedroom townhouse in the metropolitan belt — €1,289,000

  • a modern five-bedroom house in Cambrils — €1,600,000

At €890,000 the south of the region delivers a new property, while closer to the capital the same sum buys resale stock without a pool. That is the defining feature of this market: the choice is not only which house, but which province.

Each house for sale in Catalonia carries its plot size and build year, which count for more here than floor area alone.

The gap between the top and bottom rows is almost threefold. The capital pulls the average upward, so the regional €2,591 per m² describes neither the city itself nor the southern municipalities.

The cost of house in Catalonia also shifts inside a single town. In Cambrils a metre ranges from €1,959 in the old quarter to €4,825 in the Regueral district — two and a half times, within one postcode. Comparing properties makes sense only once both the town and the neighbourhood are chosen.

The site quotes euros and dollars; the deed runs in euros alone.

Popular cities to buy a house in Catalonia

Cambrils on the Costa Dorada posted the strongest run in the region: properties above 100 m² gained 15.96% over the year. A metre costs €3,158, the harbour and fish market are close, and the season lasts from May to October.

Salou adjoins Cambrils and holds a similar level at €3,123 per m². The infrastructure is built for tourists, so part of it closes for the winter.

Tarragona is the most affordable major city in the region at €1,915 per m². A Roman amphitheatre, a university, a working port and almost no seasonality: people live here all year rather than arrive for the summer. Prices added only 2.38% over twelve months, which against the regional 14.08% looks like headroom.

Girona and its surroundings suit families: an airport, a university, 38 minutes by rail to the capital and prices far below the shoreline.

Roses in the north of the Costa Brava costs €3,814 per m². The neighbouring Cap de Creus natural park limits construction, so supply refreshes slowly and negotiations are short.

The Barcelona metropolitan belt is a separate story. It is the dearest part of the region, but the city offices are 15–20 minutes away, and buyers pay precisely for that commute.

Benefits of buying a house in Catalonia

Nothing bars you from buy house in Catalonia as a foreigner — no quotas, no special approvals. Three things are needed: a passport, an NIE and a Spanish account.

What the region offers:

  • El Prat and Girona airports, with a high-speed line running down the coast

  • 600 km of coast split across four resort zones of differing cost

  • ski resorts in the Pyrenees, two to three hours inland

  • universities in Barcelona, Girona and Tarragona, some courses taught in English

  • a price spread between provinces wide enough to match almost any budget

Buyers who buy house in Catalonia for permanent residence are better off looking inland. Coastal towns empty out in winter, whereas Tarragona, Girona and the suburbs of the capital keep their usual rhythm: schools, clinics and transport run twelve months a year.

Anyone unwilling to take on a plot should look at flats instead, where the running costs stop at the service charge and the grounds are the management company's responsibility.

Houses in Catalonia for investment return different figures depending on the province. Girona yields €16 per m² a month, the capital €24. The same 200 m² property therefore brings €3,200 or €4,800 each month, a difference of €19,200 across a year. An investment house in Catalonia thus performs very differently depending on where it stands.

Short-term letting is tightly controlled. A Catalan decree of November 2023 extended the urban planning licence requirement to 262 municipalities; the permit lasts five years and tourist units are capped at ten per hundred residents. The calculation consequently rests on an annual tenant.

Investing in houses in Catalonia has to allow for the yearly bill a non-resident owner faces:

  • rental income: 19% on an EU passport, 24% on any other

  • an unlet property is taxed as well — 1.1% of cadastral value, 2% on an outdated assessment

  • wealth tax: nothing below €500,000, then 0.21% to 3.48%

  • garden work, security and the yearly IBI

The wealth tax threshold here is lower than the national one, €500,000 against €700,000, and no regional relief applies. On a €2 million property the difference is material, so the sum is worth working out before signing.

Trends and house price forecast in Catalonia

Provinces move at different speeds, and that is the detail that matters for a buyer. Cambrils added 15.96% on larger properties, Tarragona 2.38%. The south still trails the Girona coastline and the metropolitan belt, so entry there costs less.

The region as a whole climbs faster than most of Spain: €2,591 per m² for the second quarter of 2026, up 14.08% over twelve months. All four provinces appreciated.

Buying house in Catalonia has grown more expensive. The Catalan ITP has been progressive since 27 June 2025, with each rate applied only to its own slice: a €770,000 property attracts €78,700 in tax; at the top of the selection, €2,950,000, the bill reaches €353,500.

Borrowing, by contrast, became cheaper: May 2026 saw 40,010 home loans registered across Spain at an average 2.90%. A buyer without residency is approved for 60–70% of the valuation at 3.2–4.3%.

Building land along the shoreline has nearly run out, so new projects move inland into the provinces of Tarragona and Girona, where plots are still released for development. The price gap between the front line and the interior will keep widening.

The selection covers all four provinces, from the metropolitan belt to the Costa Dorada and the interior of Girona. Title documents are checked on every property and prices are kept current. A Russian-speaking consultant carries the purchase from the first shortlist to the day at the notary, the NIE included.
