As of 3 April 2025, Spain stopped issuing Golden Visas, so moving to the Kingdom solely by purchasing high-value real estate is no longer possible. However, those who managed to benefit from the programme will be able to renew their residence permit without problems and keep all its advantages, provided certain conditions are met.

The investor residence permit in Spain is renewed each time for 5 years. This is not permanent residence, but an extension of the temporary residence permit for 5 years.

Main requirements for renewing the investor residence permit in Spain in 2025:

  • Requirement 1. Maintain health insurance. You cannot cancel it after obtaining the residence permit and take out a new policy only for the renewal.
  • Requirement 2. Payment of all taxes and fees. The Spanish Tax Agency carefully checks all investors for any outstanding tax liabilities.
  • Requirement 3. You cannot sell the asset on which the investor residence permit was granted. This requirement is not stated in the law, but it is a criterion applied by the immigration authorities in connection with the discontinuation of initial investment-based residence permits. In the future, this criterion may change, since the article of the law on the investor residence permit remains in force and states that the basis for the residence permit may be changed to another that fully meets the requirements (for example, sell the old property and buy a new one of equal or greater value), but within 30 days you must notify the immigration office. If you still need to sell the property, follow the “sold and bought within 30 days” rule and notify the immigration authorities within the same 30 days. Compliance with this rule is very important in case of a renewal refusal due to a change of asset.

As a rule, there are no issues with spouses and minor children.

With adult children the situation is more complex: it is necessary to prove their financial dependence on the investor parent, and each case is assessed individually. General requirements:

  1. They must not be employed.
  2. They must not have their own family.
  3. They must remain financially dependent on the investor.

New family members (for example, if the investor marries or has a child) are added through the standard family reunification procedure.

Attention! When renewing the investor residence permit, you do not need to retranslate documents such as birth or marriage certificates; however, in some cases, certain documents must be updated: if the investor and adult family members do not reside in Spain on a permanent basis, police clearance certificates must be updated; for adult children, documents proving financial dependence on the investor must be updated, etc. Each case is considered individually.
