With cryptocurrency you can pay for the property purchase either in full or in part, as well as property tax, notary fees, tax payments (gestoría services) and land registry services.

Not included in the price are notary fees, bank commissions for cheque cashing/urgent transfer, sworn translations and the real estate agency commission.

What is included in the service

  1. Organization and supervision of AML checks of the client’s wallet and financial documents.
  2. Negotiation and signing of an agreement with a crypto company for exchanging cryptocurrency into euros: the exchange process, wallet numbers, amounts, deadlines and settlement procedure are recorded.
  3. Coordination of the transfer of cryptocurrency to the crypto company’s wallet. The transfer of crypto is carried out exclusively from the client’s cold wallet.
  4. Exchange of cryptocurrency into EUR and crediting of funds to the notary’s, seller’s or real estate agency’s account to complete the settlement.

How a cryptocurrency deal works: step by step

  1. AML check: The client’s wallet is checked by a licensed crypto company (AML). The client’s financial documents confirming their income are verified. Time frame: usually 1–3 business days.
  2. Signing documents and an agreement with the crypto company: After a positive result of the wallet and document checks, an agreement is signed for exchanging cryptocurrency into euros and the relevant documents are executed. The agreement records the exchange process, wallet numbers, amounts, deadlines and the settlement procedure.
  3. Crypto transfer and exchange into EUR: Crypto is transferred from the client’s cold wallet to the crypto company’s wallet. The cryptocurrency is exchanged into EUR. The EUR are then sent to the notary’s, seller’s or real estate agency’s account to complete the transaction.
  4. Notary and settlement: The purchase contract is signed before the notary. Settlement with the seller is made either by bank cheques for the full property value or by bank transfer to the seller’s account.

No. The transaction is settled in euros. The cryptocurrency is exchanged via a crypto company, after which the EUR are sent to the notary’s, seller’s or agency’s account.
