The most expensive districts to buy a home

According to a study conducted by Fotocasa, the 20 most expensive districts for buying property in Spain are concentrated in Madrid, Barcelona, San Sebastián and Ibiza. In these locations, average prices can reach or even exceed 10,000 euros per square meter.

Madrid is home to 15 of the 20 most expensive districts in the country to buy resale housing. Standouts include:

  • Castellana (11 792 euros/m2)
  • Recoletos (11 401 euros/m2)
  • Lista (11 300 euros/m2)
  • Goya (10 947 euros/m2)
  • Almagro (10 668 euros/m2)

In December last year, the average price of a typical 80 sq m home in the Spanish capital reached 943,360 euros compared with 852,013 euros in 2024 – 91,347 euros more (+7.1%).

Next come Barcelona (9204 euros/m2) and the town of Santa Eulària des Riu on Ibiza (9194 euros/m2). According to the portal, the top ten is rounded out by Marina Botafo-Playa de Talamanca (on Ibiza) and Cortes-Huertas (in Madrid), with prices below 9000 euros/m2.

Where prices are rising fastest

Among districts in Spanish cities where resale home prices rose the most sharply, Torre de la Horadada (in Pilar de la Horadada) leads with +97% year-on-year. It is followed by:

  • Les Sorres-Valparaiso (Cunit, Tarragona) – 93.9%
  • Veneziola (La Manga del Mar Menor, Murcia) – 91.2%
  • Las Azaleas-Alkadir (Villajoyosa) – 89.1%
