Just a few years ago, when talking about foreign home buyers in Alicante province, people almost automatically meant British, German, Belgian, Dutch or Scandinavian citizens. Now Poles are becoming increasingly visible on the Costa Blanca, to the point that developers, real estate agencies and specialized law firms have begun adapting their staff and commercial strategies to their needs.
Polish buyers strengthen their position in the Alicante market
The trend is confirmed by the data. Across Spain, buyers from Poland completed 1,143 home purchase transactions in the second quarter of 2026, representing an increase of 7.8% compared with the same period last year.
National statistics do not make it possible to determine how many of these transactions were completed specifically in Alicante province, but local companies are indeed reporting an increase in the number of such buyers. This is happening in a market where the share of foreign demand reaches a level that is difficult to find in other regions. In the second quarter of this year, foreigners completed 5,710 home purchases in Alicante, accounting for 46.43% of the total, compared with 43.3% a year earlier.
It is precisely in this market that Polish buyers are beginning to gain more and more ground. They are mainly affluent clients, but they do not trust just anyone and like to understand all the conditions – preferably in their native language. This means not only viewing properties in Polish, but also discussing the transaction itself, documentation, taxes, deadlines and every stage of the home-buying process in Spain in Polish.
Budgets and reasons for buying property
In terms of budget, Polish buyers are represented across different segments – from transactions exceeding two million euros to the new-build market priced between €300,000 and €500,000. The property market in Alicante makes it possible within these budgets to find both apartments intended as second homes or investments and permanent residences for buyers who are spending increasingly long periods of time in Spain. While a few years ago “second homes” predominated, there is now a combination of second homes, investment, asset diversification and primary residences.
The growth in the number of buyers from Poland is also driven by economic and personal factors – in particular, the development of the Polish economy and property market in recent years, as well as increased attention to the geographical diversification of assets since 2022.
Why Polish buyers choose Alicante province
The choice of Alicante province is influenced by the favorable climate, year-round services, availability of new housing and well-developed air connections with Poland (in July, Poland ranked third among the international markets of Alicante-Elche Airport by passenger traffic – around 125,000 passengers, behind only the United Kingdom and Germany). Another determining factor is the difference in prices compared with other Mediterranean markets; these prices remain reasonable for middle- and upper-middle-class Polish families.
In addition, as the number of property owners increases, another factor emerges – recommendations between buyers. Every satisfied buyer brings relatives, friends or partners. The emergence of agencies, lawyers, specialists and services capable of working in Polish reduces some of the barriers associated with purchasing a home in another country. And once trust is established, recommendations play a very important role.
This process also appears to be contributing to the formation of communities of property owners of this nationality in certain areas of the Costa Blanca. The destinations enjoying increased popularity among Polish buyers include Benidorm, Albir, Altea, Calpe, Moraira, Torrevieja and Benissa.
