Between April and June 2026, the share of home purchase transactions carried out by foreign buyers in the Valencian Community rose to 31%.
At the same time, the total number of transactions during this period fell by 5.7% compared with the first three months of the year, marking two consecutive quarters of decline.
The total number of transactions stood at 167,934, the lowest figure in the last seven quarters.
The overall market declined, but foreign demand increased
Statistics from the Association of Property Registrars show a 2.3% fall in the number of registered homes in the second quarter compared with the same period in 2025.
The decline was more noticeable in the new-build segment: 34,919 purchase transactions were registered, 11.5% fewer than in the previous quarter.
At the same time, 133,015 transactions were registered in the resale housing segment – 4% fewer.
A quarterly decline was recorded in 15 autonomous communities and 34 provinces of Spain.
Foreigners bought a record share of homes in Spain
In the second quarter, foreign demand for residential property in Spain increased both in percentage and absolute terms.
The share of home purchases by foreigners reached 16% – a historic high – with more than 26,800 transactions.
Of these, 57.4% came from EU countries and 16.7% from the rest of Europe, led by British buyers – 7%, Dutch buyers – 6.9% – and Germans – 6.1%.
The share of home purchases by foreigners increased in all autonomous communities, exceeding 30% in the Balearic Islands and the Valencian Community – 32.3% and 31%, respectively.
House prices reached a new high
The average house price in Spain also continues to rise.
Quarterly growth reached 2.4%, while annual growth stood at 9.2%, bringing the average price to 2,487 euros per square metre, a historic high.
In the resale housing segment, the price reached 2,448 euros/m², also a historic high, with quarterly growth of 3.5%.
In the new-build segment, the price fell by 0.7% to 2,636 euros/m².
Where housing is most expensive in Spain
The autonomous communities with the highest average prices were Madrid – 4,477 euros/m², the Balearic Islands – 4,311 euros/m², the Basque Country – 3,616 euros/m², the Canary Islands – 3,052 euros/m² – and Catalonia – 2,995 euros/m².
Among provincial capitals, the highest average prices were recorded in San Sebastián – 6,420 euros/m², Madrid – 5,534 euros/m², Barcelona – 5,045 euros/m², Palma – 4,291 euros/m² – and Bilbao – 3,764 euros/m².
The mortgage market also continues to grow
In the second quarter, 129,240 residential mortgages were signed, 3.3% more than in the previous quarter.
Over the last 12 months, as of the end of June, 518,726 mortgage contracts were signed – 9% more than in the same period a year earlier.
The average mortgage debt per home rose by 2.3% to 176,453 euros, setting a new record after nine consecutive quarters of growth.
The high share of foreign buyers is especially visible on the Mediterranean coast, including the property market in Alicante and other destinations in the Valencian Community.
